The Property Maintenance Technician role at Greystar is crucial for ensuring the upkeep and excellence of the communities under management. This position primarily focuses on maintaining the physical aspects of the residential community by making sure grounds, amenities, and common areas remain attractive, safe, and well-functioning. The technician is responsible for daily inspections looking out for litter, debris, and pet waste, thereby maintaining a pristine environment for residents and visitors. In addition, this role supports the maintenance team with tasks such as minor repairs, trash removal from vacant units, lock changes, and maintaining safety standards with pool gates and other access points. Communication is key in this role as technicians also deliver resident notices and report any hazards or maintenance concerns to supervisors promptly.

This position demands individuals who are proactive, customer-focused, and capable of working both independently and collaboratively within a team. Physical stamina is vital, as the role involves extended periods of standing, walking, and performing physical duties in various weather conditions, including rain, snow, and heat. Job Requirements

  • High school diploma or equivalent
  • Valid driver’s license to operate golf cart on property
  • Ability to stand, walk, and/or sit for extended periods
  • Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • Ability to work outside in all weather conditions
  • Ability to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance
  • Flexible work schedule including evenings, weekends, and holidays
  • Willingness to travel rarely or regularly as needed
  • Ability to respond to emergency calls

Job Qualifications

  • High school diploma or equivalent
  • Previous experience in property maintenance or a related field preferred
  • Valid driver’s license required to operate a golf cart on property
  • Ability to work flexible schedules including evenings, weekends, and holidays
  • Strong communication and customer service skills
  • Basic knowledge of safety and risk management policies
  • Ability to perform physical tasks including lifting up to 50 pounds with assistance

Job Duties

  • Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
  • Remove trash and remaining items from vacant apartments prior to starting the make-ready process, transfer trash to dumpster or storage area as applicable, and clean and maintain storage areas
  • Complete assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assist the make-ready specialist in the turn process
  • Change all locks in accordance with the property’s policy and ensure gates to all pool areas are working according to codes and safety standards
  • Distribute notices and communications to residents as necessary
  • Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
  • Demonstrate customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
