Positioned in Nashville, Tennessee, the Groundskeeper/Porter role at Millennium Music Row represents an exciting opportunity to join one of Greystar's midrise properties with a stable operational status and a community of 230 units. This full-time position offers a competitive hourly wage ranging from $18.00 to $20.00, supplemented by potential bonuses based on both individual and company performance metrics.
The primary responsibility of this role is to maintain the community’s attractive appearance and uphold high standards of cleanliness and safety for the grounds, amenities, and common areas. The individual in this position will play a key role in supporting maintenance and service teams, ensuring that residents experience a safe, tidy, and welcoming environment. This involves routine inspections to remove litter, debris, and pet droppings, keeping the property in optimal condition throughout the day. The groundskeeper/porter will also assist with trash removal, particularly in vacant apartments before the make-ready phase begins, and will ensure storage areas are kept clean and organized.
Critical to the role is performing minor service requests promptly and efficiently, supporting the make-ready specialist during tenant turnovers, and adhering to property safety standards such as changing locks and maintaining pool gate security. Communication skills are essential, as the incumbent will distribute notices to residents and handle inquiries with professionalism and courtesy, demonstrating excellent customer service.
The role requires physical stamina and flexibility, as it expects the ability to work in various weather conditions and handle physical tasks, including lifting, bending, and climbing. Additionally, the position includes an on-call rotation requiring availability during evenings, weekends, and holidays to address urgent community needs.

Job Requirements
- High school diploma or equivalent
- Prior experience in groundskeeping or related maintenance roles preferred
- Valid driver’s license
- Ability to work flexible hours including evening, weekend, and holiday shifts
- Physical ability to perform duties including standing, walking, bending, climbing, lifting up to 25 pounds independently and 50 pounds with help
- Ability to operate golf carts on property safely
- Willingness to work outdoors in varying weather conditions
- Ability to communicate effectively with residents and staff
- Availability for on-call rotation schedule
Job Qualifications
- High school diploma or equivalent
- Previous groundskeeping, porter, or maintenance experience preferred
- Valid driver’s license to operate golf cart on property
- Ability to work flexible schedule including evenings, weekends, and holidays
- Strong communication and customer service skills
- Familiarity with safety and risk-management policies
- Ability to lift and maneuver weights up to 25 pounds independently and 50 pounds with assistance
Job Duties
- Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
- Remove trash and remaining items from vacant apartments prior to starting the make-ready process, transfer trash to dumpster or storage areas as applicable, and clean and maintain storage areas
- Complete assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assist the make-ready specialist in the turn process
- Change all locks in accordance with the propertys policy and ensure gates to all pool areas are working according to codes and safety standards
- Distribute notices and communications to residents as necessary
- Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
- Demonstrate customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
