Job Description
Greystar is a leading, fully integrated global real estate platform specializing in property management, investment management, development, and construction services within the institutional-quality rental housing sector. Headquartered in Charleston, South Carolina, Greystar operates in more than 265 markets worldwide, with offices spanning North America, Europe, South America, and the Asia-Pacific region. With an extensive portfolio managing over $300 billion of real estate assets globally, Greystar stands as the largest operator of apartments in the United States, overseeing more than one million units and beds across its managed properties. The company prides itself on delivering world-class service in rental residential real estate, cultivating high standards for community living experiences through innovative management and development practices. Founded in 1993 by Bob Faith, Greystar has grown into a globally recognized real estate powerhouse, with nearly $79 billion in assets under management that include substantial development and regulatory assets.
The role being offered is crucial in maintaining the physical appearance and operational quality of Greystar's residential communities. It focuses on ensuring that the grounds, amenities, and overall curb appeal meet the company's high standards, directly impacting resident satisfaction and community reputation. The position involves a variety of tasks such as inspecting properties regularly to remove litter and pet waste, managing trash and storage areas, assisting with minor and routine service requests, and supporting the make-ready specialist during apartment turnovers. The role also includes responsibilities like changing locks, maintaining safety gates in pool areas to comply with safety regulations, distributing communication notices to residents, and identifying hazards that might impact residents or staff.
This position requires a strong commitment to customer service, demonstrating respect and effective communication with residents while quickly addressing maintenance-related complaints or concerns. It also involves adherence to safety protocols by participating in OSHA compliance training, attending safety meetings, and promptly reporting any incidents or accidents. Candidates must hold a valid driver’s license to operate a golf cart within the property, and have the physical ability to perform duties that may require standing, walking, bending, climbing, lifting, and working outdoors in varying weather conditions. Additionally, the role demands flexibility in work hours, including availability for call duties during evenings, weekends, and holidays.
Compensation for this role varies based on factors such as individual experience, skills, and geographical location. In addition to a base salary, employees may be eligible for bonuses depending on the nature of their position—whether corporate or onsite property roles—with potential for weekly, monthly, quarterly, or annual incentive programs.
Greystar provides a comprehensive benefits package designed to support employee well-being and work-life balance. Benefits include competitive medical, dental, vision, disability, and life insurance coverage, along with low-cost medical premiums for employees over time. Paid time off is generous, starting with 15 vacation days, sick leave, personal days, paid holidays, and an additional birthday day off after one year of service, complemented by extra vacation accrual based on tenure. Onsite employees can access housing discounts at Greystar communities when available. Long-term employees enjoy a six-week paid sabbatical after ten years, with additional sabbaticals every five years thereafter. The company offers a 401(k) plan with a company match, paid parental leave, a fertility benefit that reimburses adoption and surrogacy costs, and various employee assistance programs. Additional offerings include critical illness, accident, hospital indemnity, pet insurance, legal plans, and charitable giving programs. Greystar emphasizes equal opportunity employment and inclusivity, encouraging applicants from diverse backgrounds. Candidates with arrest or conviction records are considered, and all hiring communications are conducted through official company channels to ensure security and legitimacy.
