The role of Groundskeeper/Porter at Kapilina Beach Homes in Ewa Beach, Hawaii, offers a unique opportunity to be part of Greystar’s dynamic and highly reputable property management team. The position is classified as entry level and requires related experience, with an hourly wage range of $14.90 to $16.50. This role is vital in maintaining the beauty, safety, and overall appeal of the community by ensuring that grounds and amenities meet high standards consistently. At Kapilina Beach Homes, a garden-style lease-up property with 1,459 units, the Groundskeeper/Porter will work closely with the service team to enhance the resident experience through meticulous maintenance and prompt service.

In this role, candidates will be responsible for the upkeep of common areas by removing litter, debris, and pet droppings throughout the day to maintain a clean and inviting environment. Additionally, the Groundskeeper/Porter will handle trash removal, clean vacant units before make-ready work begins, and maintain storage areas. Minor repair and service requests will be completed as assigned, supporting the make-ready specialist during apartment turnovers. The role also involves changing locks as per property policy, ensuring pool gates are functional and meet safety regulations, distributing notices, and performing safety inspections.

Safety and customer service are paramount at Greystar. Employees in this position are expected to follow all safety policies, attend regular safety meetings, complete required training such as OSHA compliance, and report any incidents promptly. Strong interpersonal skills are also essential, as the Groundskeeper/Porter will interact daily with residents, responding to inquiries and complaints professionally and courteously. This is a physically demanding role requiring candidates to be comfortable working outdoors in a variety of weather conditions and capable of lifting and moving substantial weights independently or with assistance.

Job Requirements

  • High school diploma or equivalent
  • related experience required
  • valid driver’s license
  • ability to work outdoors in various weather conditions
  • capable of lifting up to 25 pounds independently and 50 pounds with assistance
  • ability to stand, walk, bend, climb ladders, and crawl in confined areas
  • flexible availability to work irregular hours and respond to on-call duties
  • compliance with safety training and protocols

Job Qualifications

  • Related experience in groundskeeping or maintenance
  • valid driver’s license to operate golf cart
  • ability to work flexible schedule including evenings, weekends, and holidays
  • strong customer service skills

  • basic knowledge of safety and risk-management procedures

Job Duties

  • Inspect the community throughout the day to remove litter, debris, and pet droppings
  • remove trash and remaining items from vacant apartments prior to make-ready process
  • transfer trash to dumpster or storage area and maintain storage areas
  • complete assigned minor and routine service requests
  • assist the make-ready specialist in the turn process
  • change all locks according to property policy
  • ensure pool gates are working according to codes and safety standards
  • distribute notices and communications to residents
  • inform supervisors of hazards or potentially dangerous situations
