The role described here is that of a Property Maintenance Associate within a garden-type community consisting of 273 units in a stabilized stage, where maintaining the physical aspects of the community is paramount. The position primarily involves ensuring that the grounds, amenities, and overall curb appeal consistently meet or exceed established standards. The Property Maintenance Associate plays a critical support role to the service team by frequently inspecting the community, addressing litter or debris, removing trash from vacant units before they are prepared for new tenants, and performing minor service requests as assigned. This role is key to maintaining a safe, attractive, and welcoming environment for residents and visitors alike.

Key responsibilities further include changing locks according to property policies, ensuring pool gates comply with safety standards, distributing important notices and communications to residents, and promptly reporting any hazards or potentially dangerous situations. The position requires strong customer service skills, demonstrated by respectful interactions with residents and effective handling of maintenance service complaints. Adherence to safety and risk management policies is essential, including participation in regular safety meetings and completing OSHA-related training. The role also demands physical stamina and flexibility, involving extended periods of walking, standing, bending, climbing ladders, and lifting up to 25 pounds independently or 50 pounds with assistance, as well as working outdoors in all weather conditions.

Candidates must hold a valid driver's license to operate property golf carts and be prepared to work a flexible schedule including evenings, weekends, and holidays, often being on-call. The position offers an hourly wage of $17.00 to $19.00, with additional compensation opportunities through various bonus programs based on individual and company performance. Job Requirements

  • High school diploma or equivalent
  • Valid driver's license
  • Ability to perform physical activities requiring walking, standing, bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas
  • Ability to work outside in all weather conditions
  • Capacity to push, pull, lift, and carry weights up to 25 pounds independently and 50 pounds with assistance
  • Willingness to work a flexible schedule including evenings, weekends, and holidays
  • Availability for rare or regular travel to assist other properties, attend training, and meetings

Job Qualifications

Job Duties

  • Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
  • Remove trash and remaining items from vacant apartments prior to starting the make-ready process, transfer trash to dumpster or storage area as applicable, and clean and maintain storage areas
  • Complete assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assist the make-ready specialist in the turn process
  • Change all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards
  • Distribute notices and communications to residents as necessary
  • Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
  • Demonstrate customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
  • Comply with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately
