Job Description

Greystar is a leading, fully integrated global real estate platform renowned for its expertise in property management, investment management, development, and construction services specifically within the institutional-quality rental housing sector. Headquartered in Charleston, South Carolina, Greystar manages assets exceeding $300 billion across more than 265 markets worldwide. With offices spread throughout North America, Europe, South America, and the Asia-Pacific region, Greystar holds the distinction of being the largest operator of apartments in the United States, overseeing more than one million units globally. The company, founded by Bob Faith in 1993, prides itself on delivering world-class service in the rental residential real estate business and continues to grow its portfolio boldly while maintaining its commitment to high-quality living environments for residents.

In this full-time Groundskeeper/Porter position at Henry House at Clift Farm located in Madison, Alabama, the selected candidate will be pivotal in ensuring the community's exterior spaces, amenities, and overall curb appeal are meticulously maintained. As part of Greystar's dedicated onsite team managing 273 garden-style stabilized units, the Groundskeeper/Porter plays an essential role in enhancing the property's aesthetic and functional standards to deliver an inviting community atmosphere.

The Groundskeeper/Porter will be responsible for routine inspections to maintain cleanliness by removing litter, debris, and pet waste across common areas and amenities. They will also handle trash removal from vacant apartments before turnover, assist in minor maintenance requests, and support the make-ready team during apartment preparation processes. Additionally, the role entails changing locks following property security protocols, ensuring gates—particularly pool gates—adhere to safety standards, and effectively communicating notices to residents.

This role requires a strong commitment to safety and customer service; the Groundskeeper/Porter must identify and report hazards or unsafe conditions promptly, treat residents with respect, and respond constructively to maintenance-related concerns. Physical demands include extended periods of standing or walking, working in all weather conditions, and lifting or maneuvering weights up to 50 pounds with assistance. A valid driver's license is mandatory to operate a golf cart on the property.

Compensation for this position ranges from $17.00 to $19.00 per hour, factoring in experience, skills, and geographic location. Eligible employees may participate in bonus programs reflecting individual and company performance. Greystar offers a robust benefits package, including medical, dental, and vision coverage, paid time off, a 401(k) plan with company match, paid parental leave, and more. The company's core values emphasize safety, service, and community enhancement, making this a rewarding opportunity for candidates passionate about property care and resident satisfaction.
