A key part of the role involves attention to detail, such as emptying dog station trash receptacles and replenishing bags, regular property detailing using equipment like blowers to clean sidewalks and walkways, and ensuring the maintenance of building breezeways. The position demands versatility as the GK/PT also assists with various physical tasks such as tearing down fences, digging post holes, carrying abandoned furniture, and removing appliances.

In addition to grounds maintenance, the GK/PT takes on porter duties, which include cleaning the office, clubroom, restrooms before 9:00 a.m., model apartments daily, and reporting supply needs to management regularly. The role also involves distributing resident communications on topics like upcoming community events and pest control notices, participating in trash-out duties of vacated apartments by removing all unwanted items to dumpsters, and performing general work area cleanup while adhering to safety protocols.

Physical requirements for the job are significant, requiring the employee to be on their feet for extended periods and perform activities such as bending, stooping, squatting, climbing stairs, pushing, pulling, lifting items ranging from small tools to heavy furniture and appliances—often requiring assistance for items heavier than 50 pounds. Proper use of personal protective equipment such as back support belts and gloves is mandated. Candidates must also be comfortable working outdoors in varying weather conditions as well as indoors, adapting to fast-paced environments, and interacting professionally with residents and coworkers.
