Job Description

The hiring establishment is a well-maintained residential property that prioritizes excellent curb appeal and efficient property management. The role of the Groundskeeper/Porter (GK/PT) is crucial in achieving these objectives by ensuring that the property is clean, safe, and aesthetically pleasing.

The Groundskeeper/Porter is primarily responsible for the upkeep of the property grounds, which includes daily physical inspection and the removal of litter and debris from critical areas such as the clubhouse, exterior amenities including the dog park, courtyard, compactors, parking lots, and pedestrian walkways. A key part of the role involves attention to detail, such as emptying dog station trash receptacles and replenishing bags, regular property detailing using equipment like blowers to clean sidewalks and walkways, and ensuring the maintenance of building breezeways. The position demands versatility as the GK/PT also assists with various physical tasks such as tearing down fences, digging post holes, carrying abandoned furniture, and removing appliances.

In addition to grounds maintenance, the GK/PT takes on porter duties, which include cleaning the office, clubroom, restrooms before 9:00 a.m., model apartments daily, and reporting supply needs to management regularly. The role also involves distributing resident communications on topics like upcoming community events and pest control notices, participating in trash-out duties of vacated apartments by removing all unwanted items to dumpsters, and performing general work area cleanup while adhering to safety protocols.

Physical requirements for the job are significant, requiring the employee to be on their feet for extended periods and perform activities such as bending, stooping, squatting, climbing stairs, pushing, pulling, lifting items ranging from small tools to heavy furniture and appliances—often requiring assistance for items heavier than 50 pounds. Proper use of personal protective equipment such as back support belts and gloves is mandated. Candidates must also be comfortable working outdoors in varying weather conditions as well as indoors, adapting to fast-paced environments, and interacting professionally with residents and coworkers.

The role requires a moderate level of reasoning development, with the employee needing to apply logical thinking to practical tasks and occasionally deviate from standard procedures to resolve unexpected situations. Safety is emphasized as a core responsibility, with the GK/PT expected to comply with all company safety rules, utilize appropriate safety equipment, and report any unsafe conditions immediately to supervisors.

The position is full-time, with a minimum of 40 hours per week, Monday through Friday, although the schedule may include weekends or after-hours emergency assistance based on the demands of the property. Job Requirements

  • High school diploma or equivalent
  • previous experience in groundskeeping or property maintenance preferred
  • ability to work Monday through Friday with some weekend or after-hours availability
  • physical ability to lift up to 75 pounds frequently and assist with heavier loads
  • capable of standing, bending, stooping, climbing stairs and ladders for extended periods
  • knowledgeable in safe operation of hand tools, power tools, and cleaning equipment
  • must adhere to safety protocols and wear personal protective equipment as required

Job Duties

  • Physically walk the property daily and remove litter and debris from the grounds
  • check and maintain dog stations by emptying trash and replenishing bags

  • assist with physical tasks such as tearing down fences and moving abandoned furniture
  • clean office, clubroom, restrooms, and model apartments daily
  • perform trash-out duties including removal of abandoned items from vacated apartments
  • distribute resident communications regarding events and notices
  • maintain awareness of safety and immediately report unsafe conditions
