This opportunity is for a position within Greystar's property management team, focused on maintaining the physical aspects and overall appearance of a cottage style residential community currently in the lease-up stage. The property consists of 373 units and operates on a Monday to Friday schedule. The role primarily involves ensuring that all grounds, amenities, and communal areas adhere to high standards of cleanliness and presentation. The employee will be responsible for supporting the service team by conducting regular inspections, addressing litter, debris, and pet waste, and ensuring that vacant units are properly prepared for new residents. Additional responsibilities include completing minor and routine maintenance requests, assisting with make-ready processes, changing locks, managing notices and communications with residents, and reporting any hazards or safety concerns to supervisors.
The role requires a proactive individual with excellent customer service skills, capable of responding effectively to resident inquiries and complaints related to maintenance. Safety compliance is critical, with requirements to participate in safety meetings, undergo training related to OSHA and other relevant regulations, and promptly report any incidents or accidents. The position demands physical endurance, the ability to work in various weather conditions, and flexibility in work hours, including availability for call duties during evenings, weekends, and holidays. Employees must hold a valid driver's license to operate a golf cart on the property.
The position offers an hourly wage ranging from $16.00 to $17.00, with compensation influenced by business needs, experience, skills, and geographic location. Additional bonus programs may be available on a weekly, monthly, quarterly, or annual basis depending on the role and company performance. Job Qualifications
- High school diploma or equivalent
- valid driver’s license to operate golf cart on property
- experience in property maintenance or related field preferred
- ability to perform physical tasks including standing, walking, bending, stooping, climbing ladders, reaching, carrying, and crawling
- strong communication and customer service skills
- familiarity with safety regulations and protocols
Job Duties
- Inspect the community throughout the day to remove litter, debris, and pet droppings
- ensure all common areas and amenities are neat and free of litter at all times
- remove trash and remaining items from vacant apartments prior to make-ready process
- transfer trash to dumpster or storage areas
- clean and maintain storage areas
- complete assigned minor and routine service requests
- assist make-ready specialist in the turn process
- change all locks according to property policy
- ensure pool area gates work according to codes and safety standards
- distribute notices and communications to residents
- inform supervisors of any hazards or potentially dangerous situations
- demonstrate customer service skills by respectfully treating residents and responding to maintenance complaints
- comply with safety and risk management policies by attending safety meetings, completing required OSHA training, and reporting accidents promptly
