The position available is a vital role within Greystar's property management team, specifically for a garden-style residential community consisting of 598 units. This role emphasizes the maintenance and upkeep of the community's physical environment, ensuring that grounds, amenities, and overall curb appeal meet the highest standards of cleanliness and safety. The hourly rate for this role ranges from $18.00 to $20.00, with additional compensation opportunities including potential bonuses based on individual and company performance. This role requires proactive community inspections, routine maintenance tasks, and support for service team members to uphold Greystar's commitment to resident satisfaction and excellent property conditions.
The Property Maintenance Associate will conduct frequent community checks, removing litter, debris, and pet waste to maintain a neat and attractive environment for residents. Responsibilities include the removal of trash from vacant apartments before the make-ready process, minor routine repairs, changing locks per policy, and ensuring safety compliance with gates and pool area regulations. The role also involves distributing notices to residents, reporting hazards, and providing exceptional customer service by addressing resident inquiries and concerns with professionalism. Participation in safety meetings and adherence to OSHA and other regulations is mandatory to uphold Greystar's rigorous safety standards.
Flexibility is essential in this role as it may require working across weather conditions and during evenings, weekends, and holidays. The physical demands include standing, walking, bending, lifting weights up to 25 pounds independently and up to 50 pounds with assistance, climbing ladders, and working both indoors and outdoors. A valid driver's license to operate golf carts on the property is required. Job Requirements
- High school diploma or equivalent
- Previous experience in property maintenance or related field preferred
- Valid driver's license
- Ability to lift up to 25 pounds independently and 50 pounds with assistance
- Ability to work flexible schedule including evenings, weekends, and holidays

Job Qualifications

- Previous experience in property maintenance or facilities management preferred
- Valid driver's license to operate golf carts on property
- Basic knowledge of safety and maintenance procedures
- Ability to work flexible hours including evenings, weekends, and holidays
- Strong customer service and communication skills
- Ability to perform physical tasks such as lifting, bending, climbing, and working outdoors in various weather conditions
Job Duties
- Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
- Remove trash and remaining items from vacant apartments prior to starting the make-ready process, transfer trash to dumpster or storage area as applicable, and clean and maintain storage areas
- Complete assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assist the make-ready specialist in the turn process
- Change all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards
- Distribute notices and communications to residents as necessary
- Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
- Demonstrate customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
