The role of a Maintenance Technician at Greystar involves ensuring that the physical aspects of the community are meticulously maintained to uphold high standards regarding the grounds, amenities, and overall curb appeal. This position supports the service team by completing minor and routine maintenance tasks, maintaining cleanliness and safety across the property, and assisting with make-ready processes for vacant units. The job is based on a garden-style community with a lease-up stage and includes 252 units. Scheduled Monday through Friday, this role emphasizes timely and proactive property inspections to remove debris, trash, and pet droppings, guaranteeing all common areas and amenities remain pristine and welcoming.

The technician is responsible for various duties, including trash removal from vacant apartments before make-ready processes begin, lock changes in accordance with property policies, and ensuring gates to pool areas comply with safety standards. Communication with residents by distributing necessary notices and promptly informing supervisors of hazards or unsafe conditions is a critical aspect of this position. Demonstrating exceptional customer service skills is required, as the technician must respectfully address resident inquiries and maintenance complaints. Safety and risk management are a top priority, with adherence to OSHA regulations, participation in safety meetings, and accurate reporting of accidents and incidents part of the job responsibilities.

Applicants must possess a valid driver's license to operate golf carts on the property and be physically capable of standing, walking, sitting for extended periods, bending, stooping, climbing ladders, and maneuvering objects up to 25 pounds independently or 50 pounds with assistance. This role also requires flexibility to work in various weather conditions and accommodate a flexible schedule, including being on call during evenings, weekends, and holidays. The hourly wage range for this position is $17.00 to $19.00, with additional compensation opportunities available in the form of bonuses based on individual and company performance.

Job Requirements

Job Qualifications

Job Duties

  • Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
  • Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas
  • Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process
  • Changes all locks in accordance with the property’s policy and ensure gates to all pool areas are working according to codes and safety standards
  • Distributes notices and communications to residents as necessary
  • Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
  • Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
  • Complies with Greystar’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately
