The Groundskeeper/Porter role at Arcadia at Veranda Falls in Port St. Lucie, Florida, is a full-time position that plays a crucial part in maintaining the aesthetic appeal and operational functionality of this garden-style community of 252 units currently in the lease-up stage. This position is designed for individuals who are dedicated to upholding high standards of property upkeep, ensuring that the grounds, amenities, and overall environment reflect the quality and care synonymous with Greystar’s brand. The role entails a wide range of responsibilities from litter removal and maintenance support to safety inspections and resident service, all scheduled Monday through Friday. Hourly pay ranges from $17.00 to $19.00, with additional compensation potential through bonus programs based on individual and company performance. As a Groundskeeper/Porter, you will be responsible for daily inspections to keep the community clean and safe, including the removal of litter, debris, and pet waste from all common areas and amenities. You will assist with preparing vacant apartments by removing trash, support the make-ready specialist in the turnover process, and perform minor maintenance tasks. Additionally, you'll be accountable for maintaining the safety and security of the property by changing locks, ensuring pool gates operate according to safety codes, and promptly reporting hazards. A key element of this role is excellent customer service, as you will interact respectfully with residents, address their inquiries, and handle complaints sensitively. You will also adhere strictly to Greystar’s safety and risk management policies, participate in safety meetings, and complete mandatory OSHA training. This role requires a valid driver’s license for operating golf carts on the property and involves the physical ability to work in various weather conditions, perform tasks requiring bending, lifting, and climbing, and flexibility to work evenings, weekends, or holidays if needed. Job Requirements

  • High school diploma or equivalent
  • Previous experience in groundskeeping or maintenance
  • Valid driver’s license
  • Ability to work outdoors in various weather conditions
  • Physical ability to lift up to 25 pounds independently and 50 pounds with assistance
  • Flexible work schedule including availability for evenings, weekends and holidays
  • Commitment to safety and compliance with OSHA requirements

Job Qualifications

  • High school diploma or equivalent
  • Prior experience in groundskeeping, maintenance, or related roles preferred
  • Valid driver's license required to operate a golf cart on property
  • Ability to perform physical tasks including standing, walking, bending, stooping, climbing, lifting, and carrying objects
  • Strong customer service and communication skills
  • Knowledge of safety procedures and risk management practices

Job Duties

  • Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
  • Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas
  • Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process
  • Changes all locks in accordance with the propertys policy and ensure gates to all pool areas are working according to codes and safety standards
  • Distributes notices and communications to residents as necessary
  • Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
  • Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
