The role at Greystar is for a community maintenance professional focused on ensuring the property's physical environment meets the highest standards. This position is based in a midrise residential community currently in the lease-up stage with 356 units. The employee will be responsible for maintaining the property's grounds, amenities, and overall curb appeal to provide an exceptional living experience. Duties include daily inspections to remove litter, debris, and pet waste, handling trash removal from vacant apartments before readiness preparation, completing minor service requests, and supporting the make-ready specialist in apartment turns. The role also includes responsibility for lock changes compliant with property policies, ensuring safety gates function properly, and communicating notices to residents. The position requires active participation in safety meetings, training on OSHA and other regulations, and reporting hazards or incidents promptly.
Physical demands are significant, requiring standing, walking, bending, climbing ladders, and working in all weather conditions while managing weights up to 25 pounds individually or 50 pounds with assistance. Candidates should be flexible to work varied schedules, including evenings, weekends, and holidays, with occasional travel to support other properties or attend training. The hourly pay range for this role is $17.00 to $19.00, with the potential eligibility for bonuses based on personal and company performance. Job Requirements
- High school diploma or equivalent
- prior experience in property maintenance or related field preferred
- valid driver’s license to operate golf cart on property
- ability to stand, walk, sit for extended periods
- ability to bend, stoop, climb ladders, reach, carry objects, and crawl
- capable of lifting up to 25 pounds independently and 50 pounds with assistance
- ability to work outdoors in all weather conditions
- flexible work schedule including evenings, weekends, and holidays
- occasionally travel to assist other properties, attend trainings, or meetings
Job Qualifications
- High school diploma or equivalent
- experience in property maintenance preferred
- valid driver’s license
- knowledge of safety and risk-management policies
- ability to perform physical tasks
- strong communication and customer service skills
- ability to work flexible schedules including evenings and weekends
Job Duties
- Inspect the community throughout the day to remove litter, debris, and pet droppings
- ensure common areas and amenities are neat and free of litter
- remove trash and items from vacant apartments prior to make-ready process
- transfer trash to dumpster or storage areas
- clean and maintain storage spaces
- complete minor and routine service requests as assigned
- assist make-ready specialist in the turn process
- change locks according to property policy
- ensure pool gates operate according to safety codes
- distribute notices and communications to residents
- report hazards or dangerous situations
- provide customer service by treating residents respectfully and responding to maintenance complaints
- attend and participate in safety meetings
- complete required OSHA and safety trainings
- report accidents and incidents promptly and accurately
