The available position is for a Groundskeeper/Porter role at Elevate at Sundance, an apartment community located in New Braunfels, Texas. This role is integral to maintaining the cleanliness, safety, and aesthetic appeal of the property's exterior and common areas. The Groundskeeper/Porter supports property maintenance by performing a variety of functions including groundskeeping, light custodial work, minor maintenance assistance, and pool area upkeep. This full-time position requires hands-on experience in grounds maintenance, janitorial services, or facility upkeep within apartment communities or similar environments.
As a Groundskeeper/Porter, you will be responsible for ensuring that outdoor areas such as sidewalks, pathways, parking lots, and landscaping remain well-kept and inviting for residents and visitors alike. Key duties include trash and debris removal, sweeping, pressure washing, and maintaining pool facilities, thereby contributing significantly to both curb appeal and resident satisfaction. You will also support indoor community areas by performing light custodial tasks, providing maintenance assistance such as replacing light bulbs and filters, and promptly reporting any safety or maintenance concerns that arise.

Job Requirements
- High school diploma or GED preferred or equivalent experience
- Minimum 6 months of experience in groundskeeping, porter services, janitorial work, landscaping, apartment maintenance, or facilities maintenance preferred
- Valid driver's license and proof of insurance required
- Ability to stand and walk for extended periods
- Ability to climb stairs and ladders
- Ability to bend, stoop, kneel, crouch, and reach
- Ability to lift, carry, push, or pull up to 50 pounds
- Ability to perform repetitive hand and wrist movements
- Willingness to work indoors and outdoors in varying weather conditions
- Ability to handle exposure to cleaning chemicals, dust, fumes, and mechanical equipment
- Ability to work in a moderate noise, fast-paced environment
- Flexibility to work evenings, weekends, on-call shifts, overtime, and travel

Job Qualifications
- Minimum 6 months of experience in groundskeeping, porter services, janitorial work, landscaping, apartment maintenance, or facilities maintenance preferred

Job Duties
- Maintain exterior common areas by removing trash, debris, cigarette butts, and pet waste daily
- Sweep, blow, and clean sidewalks, pathways, stairwells, breezeways, and parking areas
- Perform pressure washing of buildings, sidewalks, and common areas as scheduled
- Clean exterior windows, railings, signage, and outdoor furniture
- Assist with community trash collection, dumpster and compactor areas
- Identify, report, and escalate maintenance, safety, or curb appeal issues promptly
- Perform light custodial duties including trash removal, restroom cleaning, vacuuming, mopping, and floor care
- Assist with interior common area cleaning when housekeeping staff is unavailable
- Replace light bulbs, air filters, and complete other minor maintenance tasks
- Complete assigned service requests and work orders accurately and on time
- Assist with pool and spa cleaning, debris removal, and daily upkeep
- Support pool chemical treatments under supervision
- Ensure pool furniture and amenity areas are clean, safe, and properly arranged
- Maintain inventory of cleaning supplies, trash bags, and groundskeeping equipment
- Keep maintenance shop and storage areas clean, organized, and safe
- Follow OSHA standards, company safety policies, and emergency procedures
- Attend safety meetings and participate in risk management programs
- Report accidents, incidents, and property damage promptly
- Follow key control and access procedures
- Attend daily maintenance meetings and weekly community meetings
- Provide professional, courteous customer service to residents and guests
- Support resident satisfaction, retention activities, and community events
- Collaborate with on-site teams, corporate partners, vendors, and contractors
- Complete special projects and additional duties as assigned
