Job Description
Greystar is a leading, fully integrated global real estate platform that specializes in property management, investment management, development, and construction services, primarily focused on institutional-quality rental housing. Headquartered in Charleston, South Carolina, Greystar has an expansive global footprint, managing and operating over $300 billion of real estate assets in more than 265 markets worldwide. With offices strategically located throughout North America, Europe, South America, and the Asia-Pacific region, Greystar stands as the largest operator of apartments in the United States, overseeing more than one million units and beds globally. The company holds nearly $79 billion in assets under management, including over $35 billion in development assets and more than $36.5 billion in regulatory assets under management. Founded in 1993 by Bob Faith, Greystar's mission centers on delivering world-class service within the rental residential real estate sector. Their commitment to excellence and innovation underscores their leadership in the market, providing outstanding living experiences for residents while delivering strong returns for investors.
This particular opportunity is for a property maintenance role within a garden-style apartment community managed by Greystar. The community consists of 350 units and is in a stabilized stage of operation. The schedule for this role is Monday through Friday with a rotating on-call schedule, highlighting the need for flexibility and responsiveness. The position focuses on ensuring the community's physical environment is maintained to high standards. Responsibilities include maintaining the grounds, amenities, and overall curb appeal to provide an inviting and safe atmosphere for all residents. The role requires vigilant inspection of the property throughout the day to remove litter, debris, and pet droppings, ensuring that all common areas and amenities are neat and clean at all times.
Additional duties include removing trash and residual items from vacant apartments before the make-ready process begins, maintaining storage areas, and assisting with minor service requests and the apartment turnover process. This position also involves important security tasks such as changing locks according to the property’s policies and ensuring pool gates are operational and comply with safety standards. Communication is another vital element of the job, involving distribution of notices and information to residents as necessary.
Safety is a core value for Greystar, and this role includes active participation in safety meetings, compliance with OSHA and other safety-related regulations, and prompt reporting of any hazards or incidents on the property. The position requires a valid driver's license to operate a golf cart on the property, underlining the physical and mobility aspects of the job.
Compensation for this role ranges from $17.00 to $19.00 per hour, with additional factors such as experience, skills, and location influencing the final pay within this range. Employees in this role may also be eligible for bonus programs based on individual and company performance on various schedules including weekly, monthly, or quarterly.
Greystar offers a comprehensive benefits package for full-time employees, which includes competitive medical, dental, vision, disability, and life insurance benefits. New hires start with generous paid time off comprising vacation days, personal days, sick days, paid holidays, and additional PTO for birthdays after the first year. Onsite housing discounts at Greystar-managed communities may be available, subject to unit availability. The benefits also include a six-week paid sabbatical after 10 years of service and every 5 years thereafter, a 401(k) plan with company match, paid parental leave, fertility benefit reimbursements including adoption or surrogacy, an employee assistance program, critical illness and accident insurance options, pet insurance, legal plans, and a charitable giving program.
Greystar is committed to equal employment opportunity and considers qualified applicants with arrest and conviction records. The company also emphasizes cybersecurity awareness by warning applicants about fraudulent communications during the hiring process and providing guidance on reporting suspicious activity.
