This role involves working within a stabilized garden-style property consisting of 350 units. The position focuses on maintaining the physical appearance and safety of the community, ensuring that the grounds, amenities, and overall curb appeal meet the company's strict standards. The individual will be responsible for supporting the service team in various maintenance tasks and upkeep of the property. Working a Monday through Friday schedule with a rotating on-call obligation, this role pays an hourly rate between $17.00 and $19.00, influenced by factors such as location, experience, and skills. Additional compensation opportunities include bonuses based on both individual and company performance, varying by position type.

The main responsibilities include routine inspections and maintenance to keep the community free from litter, debris, and pet waste, ensuring that all common areas and amenities are clean and well-presented at all times. The person in this position will also manage trash removal from vacant units and storage areas and assist in the apartment turnover process. Duties extend to minor service requests, lock changes, gate safety checks, and communication distribution to residents. Safety and risk management policies are a priority, requiring close collaboration with supervisors to identify and address potential hazards for residents and team members alike. Customer service skills are essential in this role, as respectful and sensitive interactions with residents and colleagues form a key part of daily operations.

Job Requirements

  • High school diploma or equivalent
  • Valid driver’s license to operate a golf cart on property
  • Ability to perform physical tasks involving community upkeep
  • Availability to work Monday through Friday plus a rotating on-call schedule

Job Qualifications

Job Duties

  • Inspects the community to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
  • Removes trash and remaining items from vacant apartments prior to make-ready, transfers trash to dumpster or storage and maintains storage areas
  • Completes assigned minor and routine service requests as directed by Service Supervisor or Community Manager and assists in the make-ready turn process
  • Changes locks according to property policy and ensures pool gates comply with codes and safety standards
  • Distributes notices and communications to residents as necessary
  • Informs supervisors of observed hazards or dangerous situations for residents, team members, or guests
  • Demonstrates customer service skills by treating residents with respect, answering questions, and responding sensitively to complaints
  • Complies with safety and risk management policies, attends safety meetings, completes OSHA and related trainings, and reports incidents promptly
