This role is for a Groundskeeper, an essential member of the community's maintenance team responsible for ensuring that common areas and grounds are always kept in pristine condition. The Groundskeeper plays a critical part in maintaining the overall attractiveness and safety of the community by performing a variety of landscaping and cleaning duties. These duties include cleaning trash receptacle locations, amenity areas such as the clubhouse, pool, and sport courts, and clearing debris from community grounds and breezeways. The Groundskeeper also assists with minor maintenance tasks and works closely with the Maintenance Supervisor daily to coordinate work orders, respond to urgent repair needs, and provide updates on maintenance concerns.

Daily responsibilities focus on ensuring that all outdoor and indoor common areas remain clean, well-maintained, and compliant with community standards. The role requires delivering resident correspondence and packages, managing trash control efficiently, pressure washing common areas, and monitoring pool chemical levels according to local codes under supervision. Regular communication with residents and contractors ensures smooth operation and quick response to issues as they arise.

Beyond daily tasks, this role involves monthly inspections such as landscape walk-throughs, breezeway checks, and safety evaluations to prevent trip hazards and maintain a secure environment. The Groundskeeper is also involved in ongoing education to keep certifications current and to stay up-to-date on safety regulations. Preparedness for weekend coverage, including Saturday afternoon cleans, highlights the expectations of flexibility and commitment required for this position.

Job Requirements

  • Less than high school education
  • Up to six months related experience or training, or equivalent combination of education and experience
  • Broad-based experience in all phases of ground maintenance
  • Familiarity with basic maintenance and minor repairs of small engines
  • Valid driver’s license with proof of insurance

Job Duties

  • Provide excellent service to residents, guests, employees and contractors
  • Clean and monitor trash receptacle locations on property
  • Clean all amenity areas including clubhouse, model apartment, pool, sport courts and restrooms
  • Clear and remove debris from community grounds, breezeways and amenity areas
  • Complete and assist with minor work orders as directed by Maintenance Supervisor
  • Deliver resident correspondence and packages to units as requested
  • Meet with Maintenance Supervisor daily to review work orders and assignments
  • Keep records of hours and obtain authorization for overtime
  • Perform daily inspections and debris pickup in common areas
  • Maintain grounds and keep trash receptacles clean and functional
  • Perform pressure washing of common areas as directed
  • Sweep, mop, vacuum and remove trash in interior common areas and units
  • Complete minor work orders ensuring 24-hour response
  • Enforce trash standards and report violations
  • Log and maintain pool chemicals daily as per local code
  • Maintain MSDS, OSHA, and EPA logs
  • Report supply needs and equipment issues to Maintenance Supervisor
  • Provide weekend coverage and cleanings
  • Participate in scheduled inspections including landscape, breezeway and safety checks
  • Attend monthly safety meetings
  • Assist vendors during move-in/move-out processes
  • Complete unit punch lists as directed
