The Porter/Groundskeeper plays an integral role in upholding the high standards of our multifamily community's cleanliness, appearance, and overall appeal. This position involves performing diverse cleaning and maintenance tasks across the property, including common areas, grounds, and vacant apartments. The Porter helps create a positive living environment that enhances resident satisfaction and supports property value retention. Responsibilities include routine groundskeeping duties such as landscaping maintenance, trash removal, sweeping, and litter control, as well as detailed cleaning of shared spaces including lobbies, hallways, fitness centers, and laundry rooms. The role also entails assisting with make-ready preparations for vacant units, performing minor repairs under the supervision of the Service Manager, and engaging with residents and guests professionally to provide superior customer service.

Our ideal candidate will have at least one year of relevant experience in groundskeeping or porter roles, a high school diploma or equivalent, and a proactive approach to their work duties. Strong communication and organizational skills are essential, along with the physical stamina to handle tasks involving bending, lifting, and standing for extended periods. A valid driver’s license with a clean driving record is required. For those working within luxury communities, additional expectations include understanding the needs of high-net-worth residents, maintaining an impeccable personal presentation, and exhibiting expertise in high-standard property maintenance.

Porters must also be well-versed in regional housing laws and regulations, including specific landlord-tenant acts relevant to their location, ensuring compliance and safeguarding resident rights. The work environment involves frequent exposure to outdoor weather and moderate noise levels, demanding flexibility and resilience.
