This role is for a Groundskeeper Porter/Pool Technician, a crucial team member responsible for maintaining the general appearance and functionality of the property’s outdoor areas, including groundskeeping and pool maintenance duties. The Groundskeeper Porter/Pool Tech conducts multiple daily inspections to ensure the premises are free from trash, safety hazards, and ensure all equipment is in proper working order. This helps create a welcoming environment where residents feel safe and comfortable.

In addition to routine groundskeeping tasks like trash removal, sweeping, and snow and ice management, this position may also require light maintenance duties such as changing light bulbs, trimming shrubs, landscaping care, and occasionally painting. Ensuring that pool and spa areas remain clean, neat, and chemically balanced is another key responsibility, along with proper record keeping to comply with safety and operational standards.

The role demands interaction with residents and staff in a friendly and professional manner to foster positive community relations. Job Requirements

  • Previous experience with groundskeeping or light maintenance
  • Ability to work in inclement weather
  • Ability to work varied shifts including weekends and holidays
  • Pool operator certification (if required by location)
  • Valid driver’s license and insurability for company vehicles (if required by location)
  • Must tolerate prolonged periods of exposure to outdoor elements
  • Must be able to lift, push or pull up to 25 pounds
  • Must tolerate prolonged periods of standing, walking, kneeling, bending, stooping, and climbing stairs
  • Must be able to operate equipment necessary to complete job duties (snow or leaf blowers, etc)
  • Must be able to use tools appropriate to landscape maintenance such as shovels and rakes

Job Duties

  • Collect trash and debris around the property common areas and landscaping, emptying exterior garbage receptacles
  • Remove snow from sidewalks, ensure they are free of ice
  • Sweep patio, sidewalks and parking areas
  • Ensure pool and spa areas are neat, clean and ready for residents to use
  • Ensure chemicals are correctly balanced and appropriate record keeping is maintained
  • Perform light maintenance to exterior of buildings and common areas, including changing light bulbs, trimming of shrubs, maintaining landscaping and occasional painting
  • Engage with residents and other employees in a polite and professional manner
  • Notify maintenance or management of any safety concerns or needed repair
  • Take immediate action to caution others of safety concern to limit potential injuries
  • Other duties may be assigned by management as needed
