The role of Groundskeeper-Porter at The Arthur is a full-time position based in Omaha, NE, and requires availability from Monday through Friday, 8:00 AM to 4:00 PM. This role is crucial in maintaining the overall community appearance to uphold the brand-new complex's curb appeal and ensure residents have a clean, safe, and welcoming environment. The Groundskeeper-Porter will be responsible for maintaining cleanliness in all common areas and walkways, performing landscaping duties including mowing, trimming, watering plants and flowers, and snow removal during winter months. Additional responsibilities include maintaining fitness centers, lounges, and outdoor entertainment areas to ensure they remain inviting and functional for residents. The groundskeeper will oversee trash rooms, compactors, and recycling to promote cleanliness and sustain property standards.

This role requires a strong customer service orientation, as the Groundskeeper-Porter will regularly interact with residents and participate in resident functions as directed by the Property Manager. Safety and compliance are paramount; the individual must adhere to all safety and liability guidelines specified in the safety manual and promptly report any concerns to management. Prior experience in general maintenance, familiarity with pool maintenance operations, and knowledge of OSHA standards and property management protocols are key assets for success in this position. The employer also emphasizes the importance of effective communication skills, the ability to work independently with minimal supervision, and flexibility in scheduling to meet community needs.
