The role of Groundskeeper / Porter at Kapilina Beach in Ewa Beach, Hawaii, is a full-time position committed to maintaining the appearance, safety, and functionality of the garden-style community, which consists of 1,459 units. This role is integral to sustaining the high standards of the property's physical condition, grounds, and amenities, ensuring an inviting environment for residents and guests. As a Groundskeeper / Porter, you will be responsible for daily inspections of the community to remove litter, debris, and pet droppings, keeping all common areas and recreational facilities clean and attractive. You will assist with routine maintenance tasks, support the make-ready process for vacant apartments, and ensure the security features such as gates and locks meet safety standards.

This position requires an individual who is physically capable of performing duties that involve standing, walking, bending, climbing, lifting, and working outdoors in various weather conditions. Attention to safety and risk management policies is essential, including participation in safety meetings and compliance with OSHA regulations. Flexibility is also important, as the role may involve occasional on-call duties during evenings, weekends, and holidays. The hourly wage ranges from $14.90 to $16.50, commensurate with experience and skills. Job Requirements

  • Entry-level position
  • Must have valid driver's license
  • Ability to stand, walk, and sit for extended periods
  • Ability to bend, stoop, climb ladders, and reach
  • Must be able to lift up to 25 pounds independently and 50 pounds with assistance
  • Must be able to work outside in all weather conditions
  • Ability to work on-call schedule including weekends and holidays
  • Willingness to travel occasionally to assist other properties or attend training

Job Qualifications

  • High school diploma or equivalent preferred
  • Previous experience in groundskeeping, janitorial, or maintenance roles is an advantage
  • Ability to follow safety procedures and protocols
  • Strong customer service skills
  • Valid driver’s license required for operating a golf cart
  • Ability to work flexible hours including evenings, weekends, and holidays

Job Duties

  • Inspects the community throughout the day to remove litter, debris, and pet droppings
  • ensures all common areas and amenities are neat and free of litter at all times
  • Removes trash and remaining items from vacant apartments prior to make-ready process
  • Transfers trash to dumpster or storage area and maintains storage areas
  • Completes assigned minor and routine service requests
  • Assists make-ready specialist in the turn process
  • Changes locks according to property policy and ensures pool gates work to safety standards
  • Distributes notices and communications to residents
  • Reports hazards or dangerous situations to supervisors
  • Demonstrates customer service skills by treating residents with respect
  • Complies with safety and risk-management policies including attending safety meetings and required training
