The Groundskeeper / Porter role at Cooper Street Capital is a full-time multi-site position centered on maintaining and enhancing the outdoor and general property conditions at four communities within the Spokane region. This role is pivotal in creating a clean, safe, and pleasant environment to promote tenant satisfaction and support the overall upkeep and curb appeal of the properties under management. Compensation for this position ranges from $17 to $19 per hour, reflecting the importance and skill set required for this role.
The Groundskeeper / Porter will perform a diverse array of tasks which include lawn care, tree and bush trimming, weeding, snow removal, applying deicing measures, painting interior spaces during unit turnovers, managing trash removal, conducting property cleaning, and implementing general maintenance and repair duties. Reporting directly to the Community Director, this position demands excellent organizational skills, a strong work ethic, and the ability to independently prioritize multiple tasks across various properties. The Groundskeeper / Porter ensures the safety, cleanliness, and functionality of common areas and grounds, contributing directly to community satisfaction and operational quality.
The role requires hands-on experience with groundskeeping tools and heavy machinery such as lawn mowers, trimming equipment, snow blowers, shovels, and deicing tools. Knowledge of safety procedures is essential to perform maintenance tasks in inclement weather conditions including rain, heat, and snow safely and effectively. Additionally, technical skills in routine repairs including replacing light bulbs, fixing appliances, drywall repair, plumbing, and carpentry are vital components of the role. Strong communication skills and a customer service mindset are necessary to engage professionally with tenants, staff, and vendors while creating a welcoming atmosphere within the communities served. Physical stamina and the ability to lift up to 50 pounds are crucial aspects of the job due to the manual labor involved.

Job Requirements
- Prior experience in grounds-keeping and property upkeep
- Ability to lift up to 50 pounds
- Ability to work with heavy machinery, prior knowledge and use of machinery such as lawn mower, trimming tools, deicing tools, snow blower, shovels, rake
- Ability to work in inclement weather including heat, rain, and snow
- Knowledge and execution of safety procedures when working with heavy machinery, using chemicals, in inclimate weather
- Ability to work independently and prioritize tasks effectively
- Excellent problem-solving and communication skills
- Customer service skills when working with tenants, staff, vendors, etc
- Physical stamina and strength to handle manual labor tasks
- Valid driver's license and reliable transportation
- Must be able to pass a background check
Job Qualifications
- High school diploma or equivalent
- Prior experience in groundskeeping and property upkeep
- Knowledge and safe operation of grounds maintenance machinery including lawn mowers, trimming tools, snow blowers, deicing tools, shovels, and rakes
- Ability to work independently and prioritize tasks effectively
- Strong verbal communication and customer service skills
- Basic maintenance and repair skills including carpentry, plumbing, and appliance repair
Job Duties
- Perform lawn care including mowing grass, weeding, and spraying weed killer
- Trim trees and bushes to maintain property aesthetics
- Assist with painting tasks during unit turnovers for apartment and home interiors
- Remove trash and maintain cleanliness of community grounds
- Conduct general maintenance such as changing light bulbs, replacing batteries in smoke detectors, drywall repair, appliance repair, carpentry, and plumbing
- Assist with processing and completing work orders
- Maintain accurate records of all maintenance activities performed
- Ensure safety and cleanliness of all common areas and grounds
