Job Description

Dominium is currently seeking a motivated Groundskeeper to join their team at North Range Crossings, a 216-unit apartment community located in Commerce City, Colorado. This role is integral to maintaining the overall cleanliness, safety, and aesthetic appeal of the property’s grounds and common areas. The Groundskeeper will be responsible for daily outdoor maintenance tasks such as trash removal, landscaping—including raking, mulching, weeding, and watering—and snow and ice removal to ensure a safe environment for residents and visitors alike.
In addition to exterior upkeep, the Groundskeeper will maintain common spaces by emptying trash containers, cleaning fixtures, carpets, and laundry rooms, and replenishing supplies as needed. The role requires effective use of digital devices to manage work orders, inspections, and necessary documentation, ensuring timely communication and efficient service delivery. Safety compliance is a key aspect of the position, with responsibilities including adhering to Fair Housing laws, reporting hazards promptly, and maintaining a secure work environment.
The position offers a competitive hourly wage of $20 plus a 5% bonus potential, along with a comprehensive benefits package for eligible employees. Job Requirements
- High school diploma or equivalent
- prior experience in groundskeeping, landscaping, or exterior maintenance preferred
- physical ability to perform manual labor tasks including lifting, bending, and prolonged standing
- ability to work outdoors in varying weather conditions
- valid driver’s license and clean driving record may be required depending on property
- basic technology skills to operate digital maintenance devices
- ability to follow safety protocols and comply with Fair Housing laws
Job Qualifications
- Ability to communicate in English orally and understand written and oral instructions
- ability to apply common sense understanding to carry out detailed written or oral instructions
- ability to deal with problems involving a few concrete variables in standardized situations
- may require a valid driver’s license and ability to drive motor vehicles, mini-trucks, underspeed vehicles (USV), utility vehicles (UTV) and have auto insurance depending on property
Job Duties
- Walk the property daily to remove trash from grounds including front and rear of buildings, breezeways, parking lots, playground, drain basin edges, behind fence lines, and around dumpsters
- rake and mulch around trees and landscaped areas, weed around trees and flowerbeds, and water grounds as needed
- perform snow removal by shoveling steps, sidewalks, and walkways, apply ice melt when slippery, remain on duty until snow is cleared, and report activities to Community Manager
- empty all trash containers daily and clean or polish lighting fixtures, surfaces, and trim in common areas
- clean rugs, carpets, furniture, draperies, and blinds, and replenish bathroom supplies in office and common areas
- clean laundry rooms daily by emptying trashcans, wiping down machines, sweeping floors daily, and mopping floors twice weekly
- deliver community flyers as directed
- use digital maintenance device to review, update, and manage work orders and document all tasks
- complete monthly inspections and report maintenance digitally
- maintain a safe work environment and report safety concerns immediately
- adhere to all Fair Housing laws and notify management of non-compliance issues
- maintain timely and regular attendance including staff meetings and exhibit professional attitude and appearance
- assist staff with other tasks and perform duties as assigned by supervisor
