The role of Groundskeeper at Franklin Group is a vital position aimed at maintaining the aesthetic and functional aspects of the community grounds. This non-exempt hourly position reports directly to the Maintenance Supervisor or Community Manager. The Groundskeeper ensures that all outdoor spaces, including common areas, amenity zones, and other landscapes, are impeccably maintained to enhance the community's curb appeal and resident satisfaction.

Responsibilities include daily cleaning of grounds, watering and upkeep of landscaping, and performing seasonal tasks such as spreading salt to prevent ice buildup. The role demands readiness to shovel, rake, sweep, and perform other related maintenance duties as required. Groundskeepers are accountable for the care and inventory of all supplies and equipment, supporting make-ready projects, and adhering strictly to safety policies and OSHA standards. They must maintain a professional appearance and demeanor at all times, consistent with company policies.

This position requires a strong work ethic with a focus on customer service, a good understanding of tools used in grounds maintenance, and the ability to perform physically demanding tasks such as lifting up to 75 pounds. Job Requirements

  • Less than high school education
  • up to one month related experience or training or equivalent combination of education and experience
  • ability to stand, walk, climb, balance, stoop, kneel, crouch, crawl, talk and hear
  • able to lift and/or move up to 75 pounds occasionally
  • use of gloves, eye protection and other personal protective equipment
  • knowledge of safe use and maintenance of various tools including wrenches, hammers, saws, snow blower
  • ability to follow OSHA standards and company safety policies
  • ability to complete mandatory training courses
  • willingness to maintain professional appearance and behavior
  • ability to report unusual circumstances and initiate corrective actions

Job Qualifications

  • Less than high school education
  • up to one month related experience or training
  • ability to read limited two- and three-syllable words and basic numbers
  • ability to speak simple sentences
  • ability to add and subtract two digit numbers and multiply and divide by 10's and 100's
  • ability to apply common sense understanding to carry out detailed but uninvolved instructions
  • knowledge of safe use and maintenance of groundskeeping tools
  • completion of fair housing course within 1 day of hire
  • completion of workplace harassment and drug free workplace courses within 7 days of hire

Job Duties

  • Clean common, amenity and ground areas on a daily basis
  • water and upkeep community landscaping as instructed
  • spread salt on public passageways to prevent ice buildup
  • rake, sweep, shovel as circumstances warrant
  • responsible for daily upkeep of the community buildings and grounds including cleaning and removing of trash
  • responsible for the care, maintenance and inventory of all supplies and equipment owned by the community and/or the company
  • assist with make-ready and/or miscellaneous duties when requested
  • maintain required community uniform and ensure professional appearance and behavior at all times
  • operate within OSHA standards and company safety policies at all times
  • report unusual or extraordinary circumstances and initiate action to correct unsafe conditions
  • respond courteously and efficiently at all times
  • maintain thorough knowledge of company policies
  • seek educational opportunities and self-improvement for personal growth and development
