The position of Groundskeeper/Porter at The Nicholas is a critical role responsible for the overall cleanliness and maintenance of the property. This job requires a diligent and detail-oriented individual who can ensure that all designated areas, both indoors and outdoors, are kept neat and orderly. The Groundskeeper/Porter performs cleaning duties across various community locations including vacant apartments, grounds, common areas, and facilities like the clubhouse and laundry room. This role requires a keen focus on safety as all duties must be conducted with careful consideration to both personal and community well-being.

In addition to daily cleaning tasks, the Groundskeeper/Porter maintains communication with supervisors, reporting the completion of work and readiness for inspection to meet Drucker + Falk standards. The employee is also responsible for keeping accurate records of time worked and overseeing the inventory of supplies, requesting replenishments without resulting in overstock. Monitoring the property for any defects or repair needs and promptly notifying management ensures the grounds remain in excellent condition. Resident relations are a key aspect of the position, so maintaining the highest standards in interacting and assisting residents represents an important responsibility.

The role requires working both inside and outside under various weather conditions, including extreme temperatures below freezing and above 100 degrees Fahrenheit. The position demands physical stamina to regularly lift and move heavy items, navigate different terrains, and perform manual tasks. With a high school diploma or GED preferred and some related experience considered beneficial, the candidate will bring a mix of educational background and hands-on experience in groundskeeping or similar roles. Job Requirements

  • High school diploma or GED
  • one to three months related experience and/or training
  • ability to work in extreme temperatures
  • physical capability to lift and move up to 100 pounds
  • ability to stand, walk, climb, balance, stoop, kneel, crouch, or crawl regularly
  • able to use hands to handle tools
  • good hearing and speaking abilities
  • willingness to work both indoors and outdoors
  • compliance with safety protocols
  • ability to work in environments with exposure to chemicals, electrical risks, and moving mechanical parts
