The Groundskeeper/Porter role at The Nicholas is a critical position responsible for maintaining the aesthetic appeal and cleanliness of the community. The Groundskeeper/Porter must efficiently manage time, maintain accurate work records, and communicate effectively with supervisors about supply needs and maintenance issues. Collaboration with the Maintenance Superintendent and Property Manager is essential to address any repair work or supply requisitions promptly.

Job Requirements
- High school diploma or general education degree (GED)
- one to three months related experience and/or training
- ability to stand, walk, use hands to finger, handle or feel, reach with hands and arms, talk or hear regularly
- ability to frequently sit, climb or balance, stoop, kneel, crouch or crawl
- occasional ability to taste or smell
- must frequently lift and/or move up to 100 pounds
- ability to work in extreme temperatures below 32 degrees and above 100 degrees
- willingness to work in wet, humid conditions and around moving mechanical parts
- adherence to safety protocols
- ability to communicate effectively
Job Qualifications

Job Duties
- Maintain time periods for the following tasks to be performed daily - cleaning of common areas
- cleaning of vacant apartments
- policing of grounds
- grounds maintenance
- notify supervisor of completed work and readying for inspection to see that they meet Drucker + Falk standards
- maintain accurate records of time worked
- request, through the Maintenance Superintendent/Property Manager purchase of necessary supplies without overstocking
- call attention to any defects of deficiencies noted during the day's work so that the Maintenance Superintendent/Property Manager may order necessary repairs
- maintain the highest standards of resident relations
- perform duties as requested by Maintenance Superintendent/Property Manager
- perform other duties as assigned
