Job Description
Terraces at High Mountain is a well-established residential community renowned for its commitment to providing residents with a clean, safe, and pleasant living environment. Situated in a convenient location, Terraces at High Mountain offers a variety of housing options along with access to community amenities such as clubhouses, laundry facilities, and scenic grounds. This residential community places a strong emphasis on resident satisfaction, upkeep of common areas, and the overall aesthetic appeal of the property. The management team is committed to maintaining high standards of quality and safety to foster an enjoyable atmosphere for all residents.
We are currently seeking a dedicated and proactive Groundskeeper/Porter to join our team on a part-time basis with weekend hours primarily on Saturdays from 10 AM to 5 PM and Sundays from 1 PM to 5 PM, as needed. The Groundskeeper/Porter plays a crucial role in the day-to-day maintenance and cleanliness of the entire community, including offices, models, clubhouse, lobbies, laundry rooms, common areas, and the outdoor grounds. This role requires a strong commitment to safety, attention to detail, and the ability to carry out multiple responsibilities efficiently. The successful candidate will be responsible for a range of duties that involve both indoor and outdoor work, sometimes in extreme weather conditions, ensuring that every area meets the community's high standards.
The Groundskeeper/Porter will maintain scheduled time periods for essential tasks such as cleaning common areas, vacant apartments, policing the grounds, and general grounds maintenance. Communication with supervisors is key, as the Groundskeeper/Porter must report completed work and prepare areas for inspection to ensure compliance with Drucker + Falk standards. Accurate recordkeeping of time worked and supply needs is required, and the individual must coordinate with maintenance management to procure necessary supplies without overstocking. Additionally, the Groundskeeper/Porter will identify and report defects or deficiencies observed during daily tasks, enabling prompt repairs and upkeep.
This position also demands excellent resident relations skills, as maintaining a positive community atmosphere is a priority. The Groundskeeper/Porter may be asked to perform additional duties as assigned by the Maintenance Superintendent or Property Manager, highlighting the need for flexibility and teamwork. Candidates should be able to handle physical demands such as standing, walking, lifting up to 100 pounds, climbing, stooping, and other activities necessary for maintaining the property both indoors and outdoors. Exposure to various environmental conditions including extreme temperatures, fumes, airborne particles, and other hazards is expected, thus requiring someone with resilience and awareness of safety protocols.

Job Requirements
- High school diploma or general education degree (GED)
- one to three months related experience and/or training
- ability to stand, walk, use hands, reach, talk, and hear regularly
- ability to frequently sit, climb, balance, stoop, kneel, crouch, or crawl
- occasional ability to taste or smell
- ability to lift and/or move up to 100 pounds frequently
- ability to work in extreme temperatures
- willingness to work weekends as scheduled
- ability to follow safety protocols
