The role of General Manager at Tanger’s San Marcos location offers a unique and rewarding opportunity for a professional eager to contribute to the company’s mission of creating dynamic shopping destinations. The General Manager is responsible for driving property-level net operating income (NOI) by focusing on increasing revenue and managing expenses, while simultaneously enhancing the overall shopper and retailer experience. In partnership with regional and corporate teams, the General Manager develops and implements strategic business plans, budgets, and capital plans aimed at maximizing the property's financial performance and strengthening the asset.

Key responsibilities of the role include managing local leasing activities, fostering relationships with local retailers to increase occupancy, and exploring creative revenue-generating opportunities including common area leasing and marketing partnerships. Oversight of property operations is paramount to ensure the outlet center remains clean, well-maintained, attractive, well-lit, and safe for all visitors. The General Manager supervises operations and maintenance teams, instilling Tanger’s high standards of excellence in scheduling, cost control, and service delivery. Energy efficiency and sustainability efforts are also a focus area, contributing to reducing the center's carbon footprint.

The role demands a customer-centric approach, requiring frequent engagement with store managers and active participation in management and marketing advisory meetings. Leading the marketing department, the General Manager supports strategic marketing efforts that promote the center and its retailers, generate media and sponsorship income, and enhance community presence. Job Requirements

  • Undergraduate degree from accredited university
  • Four plus years of experience in management, marketing, or hospitality industry or equivalent education and experience
  • Ability to travel up to 5 percent
  • Valid driver’s license and ability to operate own or rental vehicle
  • Ability to work flexible schedule including holidays
  • Ability to effectively communicate in English
  • Ability to supervise personnel and manage property operations
  • Demonstrated leadership and teamwork skills

Job Qualifications

Job Duties

  • Drive NOI by increasing revenue streams while effectively managing expenses
  • Develop and implement strategic business plans, budgets, and 5-year capital plans to maximize property NOI
  • Complete monthly financial forecasts managing real-time revenue and expense positions
  • Prioritize local leasing, canvassing, deal making, and incubating local retailer deals to increase occupancy and rent
  • Maximize all applicable core profit centers including fixed CAM, short term leasing, utilities, waste handling, and marketing partnerships
  • Operate a clean, well maintained, attractive, well-lit, and safe outlet center
  • Supervise the Operations Director and related teams ensuring adherence to high standards, proper scheduling, and cost control
  • Ensure center maximizes utility efficiency and supports sustainability efforts
  • Establish a proactive, customer-centric relationship with each store manager
  • Conduct quarterly managers' and marketing advisory board meetings
  • Supervise the Marketing Director and marketing department, supporting strategic marketing plans
  • Develop and execute center-specific security plans to maintain a safe shopping environment
  • Recruit, hire, train, and supervise outlet center personnel
  • Develop positive relationships with community and civic leaders
  • Ensure field support for all Tanger Corporate Departments to advance business objectives
