The role of the General Manager is pivotal in the daily administration and strategic oversight of these upscale multi-use properties. As the General Manager, you will be entrusted with full responsibility for the smooth operation, maintenance, lease expiration management, capital projects, financial reporting, and overall asset management. Your work will directly impact the resident experience as you engage attentively with current residents and prospective tenants to understand their needs and ensure that the property is managed according to established operational and marketing strategies.
This position demands cultivating strong relationships with contractors, vendors, and staff, ensuring the upkeep and enhancement of the property’s common areas, coordinating complex projects, and responding to operational issues or emergencies around the clock. You must be flexible to work a varied schedule to accommodate the diverse needs of residents, guests, contractors, vendors, and employees, including being available 24/7 for emergency supervision.
Significant responsibilities include negotiating third-party contracts related to corrective and preventative maintenance of common areas, regular communication with building ownership about community and operational matters, and overseeing compliance with federal, state, and city housing laws and regulations. You will also play a critical role in budget preparation, variance reporting, capital improvements, and financial forecasting to keep expenditures within budget while maximizing revenue opportunities.
The General Manager also administers the human resources functions in partnership with the HR team, such as recruiting, hiring, managing performance, scheduling, training, and maintaining employee motivation and retention. Leadership in this domain ensures a high-performing team capable of delivering superior customer service and fostering a cooperative and effective work environment.
Safety and security are priorities; this role is responsible for enforcing safety protocols for all building occupants and ensuring that building access control procedures and key control policies are rigorously followed to protect property and residents.
To succeed as a General Manager in this position requires a bachelor’s degree preferably in Real Estate Finance, Accounting, or Marketing, together with at least five years of high-rise luxury property management experience. Familiarity with multi-family luxury lease-up, master association coordination, budgeting, personnel supervision, and a solid understanding of customer service principles are a must. Proficiency with property management software such as Yardi, TAA Blue Moon, Building Link, SALTO Access Control, and Key Track is expected. This role also includes a driving component; hence, a valid Texas driver’s license and automobile insurance are required.
This full-time exempt role offers a competitive salary range between $130,000 and $140,000 annually and comprehensive benefits, including multiple medical plan options, dental, vision, paid holidays, paid time off, and a 401k plan with company match.
