The role offered is based in Southern Virginia (Hampton Roads) and involves performing technical and mechanical tasks essential for maintaining the physical condition of property buildings, grounds, common areas, and amenities. This position focuses on ensuring high standards of cleanliness, appearance, safety, and operational functionality across the property. Duties include responding promptly to resident service requests, performing preventative maintenance, and managing the preparation process of vacant units for leasing or new move-ins. The candidate will play a crucial role in upkeep activities such as pressure washing, cleaning, painting, and grounds maintenance, supporting the company's cost-control strategies by resourcefully repairing instead of replacing components. This full-time role offers an hourly wage range of $26.00 to $28.00 with opportunities for additional compensation through various bonus programs, depending on performance and business needs.

This position demands physical stamina as incumbents must be comfortable standing, walking, sitting for extended periods, bending, stooping, climbing ladders, reaching, carrying objects, and working in various weather conditions. The ability to lift and maneuver weights up to 25 pounds independently and up to 50 pounds with assistance is required. Flexibility is important, as workers will sometimes be on call during evenings, weekends, and holidays. Rare travel might be necessary for training, meetings, or assisting other properties. Job Requirements

  • Ability to stand, walk, or sit for extended periods
  • Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces
  • Must be able to work in all weather conditions including rain, snow, and heat
  • Ability to lift and maneuver weights up to 25 pounds independently and 50 pounds with assistance
  • Flexibility to work a varied schedule including evenings, weekends, and holidays
  • Must be able to take call during non-standard hours

  • Valid driver's license preferred

Job Qualifications

Job Duties

  • Complete assigned work orders generated from resident service requests
  • Perform preventative maintenance on the property by diagnosing defects and making repairs according to company standards
  • Complete the make-ready process for vacant apartments including inspections, maintenance, and vendor coordination
  • Follow procedures for accessing and inventorying materials, supplies, and equipment
  • Document service requests and maintenance work accurately and timely
  • Assist in maintaining grounds, common areas, and amenities through cleaning, pressure washing, and painting
  • Support cost-cutting initiatives by repairing parts instead of replacing and using materials efficiently
