Job Requirements

Ability to operate in open work areas with moderate noise
Capability to work from multiple locations and travel throughout the US up to 75% of the time
Must be based in South Carolina or Georgia
Physically able to perform tasks such as sitting, standing, climbing stairs, walking, and lifting 25 to 50 pounds safely
Ability to stoop, kneel, crouch, reach, and handle equipment frequently
Maintain liability insurance
Provide own means of transportation for travel within states
Professional and courteous appearance and demeanor
Ability to be on-call 24/7 per schedule

Job Qualifications

Minimum of two years in a related supervisory position
Must possess and maintain Certified Pool Operator (CPO) designation
Must be HVAC certified
Proficient computer skills to manage daily software and record keeping
Strong leadership skills with ability to train and guide staff
Ability to handle emergency and repair situations efficiently
Valid state-issued driver’s license
Ability to work on weekends and evenings as required

Job Duties

Oversee the completion of all maintenance requests within 24 hours
Be on-call 24 hours a day according to scheduling
Handle emergencies such as fire or flood, following safety procedures
Perform routine inspections of premises including A/C compressors, roofs, stairs, parking areas, and exterior lighting
Maintain clean and safe exterior walks and stairs
Train and supervise maintenance staff and porters
Supervise cleaning of pools and maintenance of playgrounds and recreational areas
Inspect vacant apartments to ensure move-in condition and turnover completeness
Keep daily records for Freon replacement and pool logs compliant with regulations
Assist community manager with accounting of new appliances and maintain Material Safety Data Sheets
Implement safety standards as per employee manual
Participate in staff performance evaluations
Travel to other TAM communities as required
Secure and maintain trade tools at the maintenance facility
Perform other assigned duties
