The Project Manager position at CMI involves overseeing the comprehensive coordination of services at the customer's site located in Des Moines, Iowa. This role requires managing a broad scope of facility operations including electrical, mechanical, fire protection and safety, building automation systems (BAS), service request desk operations, and maintenance activities. The Project Manager will be responsible for ensuring that these areas operate seamlessly and meet contract requirements in terms of cost, performance, and scheduling. The role demands active participation in capital improvement plans and projects, detailed oversight of subcontractors and contractors, and maintaining high standards of service quality while managing costs effectively.

This position plays a critical role in maintaining facility operations at large federal facilities, including preventive maintenance assessment, training personnel, and updating educational and training materials. The successful candidate will demonstrate exceptional leadership skills by overseeing staffing, ensuring customer satisfaction, and partnering with vendors for reliable supply sources. Effective communication and strong management capabilities are needed to measure and evaluate productivity, set operational standards, and develop programs for continuous improvement. Job Requirements

  • High school diploma
  • Minimum five years of operations and maintenance/facilities management experience
  • Experience managing mechanical maintenance operations for large federal facilities
  • Strong verbal and written communication skills
  • Project management or supervisory role experience
  • Ability to oversee multiple service areas including safety and BAS
  • Capable of training and re-training personnel
  • Skilled in vendor partnership and subcontractor management

Job Qualifications

  • High school diploma, BA degree preferred
  • Minimum of five years of operations and maintenance/facilities management experience
  • Experience in operation, management, and supervision of building mechanical maintenance for federal facilities of at least 500,000 square feet
  • Strong verbal and written communication skills
  • Project Management Professional certification preferred

Job Duties

  • Manage electrical, mechanical, fire protection and safety, BAS systems, service request desk operations and maintenance
  • Meet cost, performance, and schedule requirements throughout contract execution
  • Manage service requests, emergencies, and projects
  • Inspect preventive maintenance procedures and provide training or re-training
  • Oversee operations, staffing, and performance to meet or exceed customer guidelines
  • Participate in capital improvement plans and coordinate day-to-day client operations
  • Oversee subcontractors and maintenance contracts to ensure quality performance
  • Measure and evaluate productivity and quality, set operational standards, and develop improvement programs
  • Partner with vendors to secure cost-effective supplies, parts, and equipment
  • Ensure corrective actions comply with contract performance
