The role of Community Maintenance Coordinator at Book & Ladder is pivotal in ensuring that the community remains pristine, safe, and welcoming in alignment with the company’s Mission and Community Sparkle Guest Experience initiatives. This position is designed for an individual who is passionate about maintaining clean and well-functioning residential environments and who excels in proactive problem-solving and guest service. The coordinator will be responsible for maintaining the overall appearance of the community by following The Community Sparkle guidelines, which cover sanitation and sustainability of grounds, buildings, and common areas. The role includes supervising and assisting with light general repairs such as replacing light fixtures and unclogging pipes, overseeing trash removal and animal waste cleanup, and ensuring all apartments meet Book & Ladder standards before new guest move-ins.
In addition to physical upkeep, the coordinator plays a critical role in guest relations by promptly addressing emergencies according to established procedures and ensuring the safety and satisfaction of all residents and visitors. This involves performing regular safety inspections, reporting hazards, and collaborating closely with the Facilities Manager and General Manager to meet daily operational needs. The individual will also assist with annual apartment turnovers and participate actively in professional development through Book & Ladder University and other training sessions.
This position requires flexibility to work weekends and be on-call to respond to emergency situations, reflecting the dynamic nature of property management. Working both indoors and outdoors in various property locations, the Community Maintenance Coordinator must be physically capable of lifting up to 50 pounds and performing duties that may involve standing, climbing, bending, and stooping for extended periods. The ideal candidate embodies the Book & Ladder culture and pillars, demonstrating commitment to teamwork, integrity, and exceptional service, thus contributing to a community where residents experience not only a beautiful environment but also a sense of belonging and care.

Job Duties
- Ensure the community maintains an exceptional appeal by following The Community Sparkle guidelines
- Maintain a safe, sparkling, and sanitary community including clubhouse, office, model unit, common areas, parking lot, building stairwells and entrances
- Oversee and assist with light general community repairs and maintenance such as replacing light fixtures or unclogging pipes
- Oversee and assist with ensuring the community is free of trash, debris, and animal waste
- Ensure all apartments meet the Book & Ladder standard for new guests ahead of move-in
- Respond to emergencies in an appropriate and timely manner
- Examine community for safety hazards and report problems to the Facilities Manager or other appropriate team member
