This position is ideal for experienced professionals with a background in apartment or residential maintenance who possess strong leadership and organizational skills. The Maintenance Lead is responsible for supervising the maintenance team, directing the completion of service requests, and supporting property management to maintain high-quality living environments across apartment communities.
The Maintenance Lead serves as a pivotal figure within the property management operations. Their role includes assigning and assisting with apartment service requests, ensuring that all work orders are accurately logged and completed promptly. This position demands a hands-on approach to managing vacant apartments, ensuring timely preparation for new leases, and maintaining the cleanliness and appeal of the grounds by keeping them free of debris and trash. In addition, the Maintenance Lead delivers exceptional customer service to residents, addressing their maintenance needs thoroughly and efficiently.
Technical proficiency is essential for this role, with responsibilities encompassing electrical work, plumbing, appliance repairs, installations, and replacements. The Maintenance Lead handles a wide range of tasks including repairing electrical circuits, switches, receptacles, breakers, light fixtures, and major appliances such as stoves, refrigerators, washers, and dryers. Plumbing duties include fixes to toilets, sinks, vanities, and disposals. Minor carpentry, caulking, window screen and blind repairs, door maintenance, minor painting, drywall repair, and bulk trash removal (including appliances) are also part of the role. Additionally, the position requires clearing drains and sewer lines up to 4 feet.
