The available position is for a skilled and dedicated engineer responsible for the safe and efficient operation, maintenance, and repair of mechanical, electrical, plumbing, and all associated systems within one or more mixed-use properties. This role requires technical expertise in managing various building systems including HVAC, life safety systems, and fire protection equipment. The engineer will perform both preventive and reactive maintenance work, troubleshoot malfunctions, adjust system controls, and ensure tenant comfort by optimizing HVAC conditions according to lease requirements. Additionally, supervision of subordinate employees and coordination in responding promptly to tenant and property management requests are key components of the role. The position operates under the International Union of Operating Engineers, Local 99-99A, ALF-CIO, with scheduled shifts from 10 pm to 6 am, Sunday through Thursday. The hourly wage for this role is $52.46.

The engineer is expected to actively monitor and manage building automation systems, maintain accurate records and logs, and comply with all company procedures and safety policies. The ability to work independently and as part of a team is essential, along with strong communication skills for coordinating tasks and reporting issues. The job's physical demands include frequent walking, climbing, stooping, and the capability to lift up to 50 pounds. The work environment involves exposure to varying temperatures, wet or humid conditions, electrical hazards, and potential noise, aligned with the dynamic nature of building operation and maintenance in a mixed-use urban setting.

Job Requirements

High school diploma or General Equivalency Diploma (GED)
4+ years of experience in stationary engineering, HVAC, plumbing, electrical, fire protection, and/or general building/facilities maintenance
Possess and maintain a current license as a Class Three Steam Boiler Engineer from the District of Columbia Department of Consumer and Regulatory Affairs or equivalent
Certification as a CFC Universal Technician from an EPA-approved program
Ability to troubleshoot, diagnose, and repair mechanical, electrical and plumbing systems using appropriate tools
Ability to manage time and supplies efficiently
Ability to work independently and on a team
Proactive contribution of ideas to improve operations
Excellent verbal and written English communication skills
Ability to work under pressure and manage concurrent tasks with multiple deadlines
Self-directed with initiative to learn
Availability for contact after hours and to respond to urgent building issues

Job Qualifications

High school diploma or GED
4+ years of experience in stationary engineering, HVAC, plumbing, electrical, fire protection, and general building/facilities maintenance
Current license as a Class Three Steam Boiler Engineer or equivalent
Certification as a CFC Universal Technician from an EPA-approved program
Ability to troubleshoot, diagnose, and repair mechanical, electrical, and plumbing systems
Excellent verbal and written communication skills in English
Ability to work independently and collaboratively
Experience with computerized maintenance management systems preferred
Familiarity with building automation systems
Ability to read construction documents, blueprints, and control drawings
Knowledge of OSHA regulations and safe work practices

Job Duties

Supervise the work of subordinate employees
Operate, maintain, and repair all electrical, mechanical, plumbing, life safety systems, and other related equipment in assigned properties
Conduct daily mechanical tours according to company standards and schedule to ensure continuous, efficient, and safe operation of equipment and building systems
Adjust HVAC systems controls to manage temperature and air circulation for tenant comfort and lease compliance
Operate and monitor automation systems, logs, system measures, and alarms to identify and resolve anomalies
Perform preventive and reactive equipment maintenance as per standards and document actions
Respond promptly to tenant and property management service requests and document service actions
Perform general building maintenance, repairs, and painting of equipment, mechanical, and related spaces
Respond to alarms and incidents, provide assistance, and follow up on recurring issues
Ensure accurate completion and maintenance of required documentation, operating logs, and maintenance forms
Comply with company policies, safety guidelines, and accepted practices
Carry and utilize company-issued communication devices for emergency response and daily communication
Complete special projects and additional duties assigned by managers or supervisors efficiently
