The Facility Manager (FM) position at EMCOR is a vital leadership role responsible for the overall management and execution of all facility-related work within their assigned site or portfolio. The FM ensures that the scope of work assigned to EMCOR is effectively tracked, completed, and documented in the Computer Maintenance Management System (CMMS), guaranteeing alignment with client expectations, site Key Performance Indicators (KPIs), and EMCOR’s corporate goals. This role is pivotal in leading maintenance personnel and subcontractors to deliver high-quality, safe, and efficient services in compliance with OSHA regulations and internal standards.

The Facility Manager drives operational excellence through strategic planning, coordination, and oversight of daily maintenance activities. They actively participate in client meetings, building strong relationships to understand and anticipate client needs, while identifying opportunities to improve productivity, reduce costs, and enhance service quality. By facilitating safety and operational meetings, the FM fosters a proactive safety culture and motivates their teams to adhere to rigorous safety protocols and company values. They are also responsible for managing emergency responses, time-critical repairs, and ensuring that all site operations comply with environmental health and safety regulations.

In addition to day-to-day management, the Facility Manager supports corporate projects by collaborating on proposals, Scope of Work documents, and project execution. This includes evaluating physical assets, enforcing compliance standards, and managing vendor performance. The FM is expected to analyze site metrics and KPIs, developing action plans and root cause analyses to address any underperformance or operational challenges. Job Requirements

  • Bachelors degree or equivalent combination of education and experience
  • minimum of 7-10 years of experience in facilities management and team leadership
  • OSHA 10 hour and/or 30 hour card is required
  • strong computer skills using Microsoft Office including Excel, Word and PowerPoint
  • experience with enterprise software and CMMS
  • ability to read and comprehend safety policies and procedure manuals
  • ability to write reports and correspondence
  • ability to present information effectively in small group settings
  • ability to communicate efficiently with management and field employees
  • ability to work in a mix of office and manufacturing environments
  • ability to perform physical activities such as walking, climbing and lifting up to 50 pounds
  • willingness to wear safety equipment such as steel toe shoes and hardhat
  • potential for overnight travel

Job Qualifications

  • Bachelors degree or equivalent combination of education and experience
  • minimum of 7-10 years of experience in facilities management and team leadership
  • OSHA 10 hour and/or 30 hour card required
  • certifications such as Facility Maintenance Professional, Certified Facility Manager, Sustainability Facility Professional, and Root Cause Analysis are a plus
  • strong computer skills including proficiency in Excel, Word and PowerPoint
  • experience with enterprise software and CMMS required, experience with Corrigo a plus
  • ability to comprehend safety policies and procedures, write reports, and communicate effectively with management and field employees

Job Duties

  • Plan, schedule and coordinate all work through the CMMS system
  • facilitate daily maintenance planning meetings with the team
  • ensure all service level agreements and key performance indicators are met including on-time completion
  • organize workload to manage day-to-day activities and supervise teammates and subcontractors
  • build relationships with clients and participate in client meetings to understand priorities and recommend improvements
  • foster a positive work environment with work order audits focused on safety and quality
  • provide training, mentorship and development to the team
  • manage small on-site projects and support corporate project teams
  • evaluate buildings, assets and equipment for compliance with standards
  • manage all site metrics and KPIs including operational, safety and financial metrics
  • develop and execute action plans when necessary
  • develop and deliver presentations related to site performance
  • manage vendor safety and performance on site
  • conduct subcontractor performance reviews
  • promote commitment to environmental health and safety through toolbox talks and safety meetings
  • ensure team and vendor adherence to safety practices
  • investigate and escalate safety concerns
  • ensure all compliance related services are properly executed and documented
