The role of the Property Maintenance Technician at this hotel is pivotal in upholding the building's operational condition and functionality. The technician is entrusted with a wide array of maintenance tasks including painting, plumbing, drywall installation and troubleshooting, carpentry, and more. This position requires a professional who is thorough and practical, with the ability to work independently while maintaining a high degree of responsibility. The technician plays a critical role in preserving not only the physical condition of the hotel but also in supporting the overall guest experience by ensuring all common areas and individual guest rooms are in optimal condition.

The Property Maintenance Technician is expected to be versatile, capable of handling mechanical systems, electrical repairs, heating and plumbing maintenance, and emergency repairs as needed. They will conduct regular inspections of alarm systems and equipment, troubleshoot malfunctions in HVAC, boilers, refrigeration systems, lighting, appliances, as well as various hotel and kitchen equipment. As part of their responsibilities, they assist with furniture rearrangement during deep cleanings and special events, maintain landscaping, and ensure preventative maintenance programs are followed. Proactivity in identifying current and potential maintenance needs is essential. Furthermore, this role necessitates collaboration with housekeeping teams to ensure equipment in guest rooms functions properly and aligns with maintenance schedules. To accommodate the operational demands of the hotel, the technician must have a flexible schedule and be available to cover various shifts, including call-offs. The role also requires strict adherence to company policies, standards, and the employee handbook, ensuring professionalism and consistency within the hotel’s operational framework.

While prior experience in property maintenance is preferred, the hotel values a candidate who possesses certifications such as HVAC, Building Maintenance, CPOR, or technology-related qualifications as a plus. Strong teamwork skills, a basic understanding of electrical, hydraulic, and other systems, and a solid grasp of maintenance processes are important for success in this position. Additionally, the candidate must have good problem-solving abilities, attention to detail, and be eligible to work in the USA. Physical stamina is also required since the job involves long hours standing, bending, stooping, lifting up to 50 pounds, and repetitive hand and wrist movements. Job Requirements

Job Duties

  • Survey building and repair mechanical systems to ensure they are consistent with health and safety standards
  • Perform maintenance of electrical systems including replacing light bulbs and sockets and cleaning and repairing circuit breaker panels
  • Maintain heating and plumbing systems to ensure functionality
  • Assist with rearrangement of furniture during deep cleanings and event needs
  • Inspect alarm systems including fire protection and schedule repairs when needed
  • Troubleshoot and repair malfunctions in electrical, mechanical, and plumbing systems including HVAC, boilers, fire systems, refrigeration systems, lighting, appliances and other hotel and kitchen equipment
  • Perform manual repairs when necessary such as repairing or replacing door locks and window fixtures
  • Conduct ongoing room preventative maintenance program
  • Resolve maintenance problems, complaints, and work orders
  • Conduct general upkeep procedures as directed including landscaping, caulking, and painting
  • Utilize carpentry and painting skills as well as drywall and carpet repair work
  • Inspect the property to identify potential and current needs
  • Perform other tasks as assigned by General Manager, Hotel Manager, Chief Engineer, or Maintenance Supervisor
  • Work with Housekeeping to ensure all equipment within guest rooms is functioning properly and is part of an effective preventative maintenance program
  • Maintain a flexible schedule capable of working any shift and assisting with staffing coverage in instances of call-offs
  • Adhere to all company standard conduct policies and procedures
  • Follow the company’s employee handbook for rules and regulations
