The Service Technician position at Greystar entails performing technical and mechanical tasks that ensure the property’s buildings, grounds, amenities, and communal areas uphold Greystar’s standards for cleanliness, appearance, safety, and functionality. The role plays a critical part in the successful lease-up and ongoing maintenance of a substantial property housing 1100 units. The schedule is typically from 9 am to 6 pm, with flexibility based on business needs, reflecting the dynamic nature of property management in a lease-up environment.
This role requires hands-on involvement with maintenance work orders, including resident-requested repairs and scheduled preventative maintenance. The technician is responsible for diagnosing building and mechanical issues and ensuring repairs comply with safety codes and company policies. A fundamental aspect of the job includes managing the make-ready process for new lease spaces, which involves conducting inspections, planning required repairs, coordinating contractors or vendors, and verifying that maintenance work meets quality standards.
The Service Technician also supports the upkeep of the property’s common areas by trash collection, pressure washing, painting, and general cleaning to maintain a welcoming environment. Cost control is a priority, where the technician identifies opportunities to repair rather than replace, manage inventory prudently, and handle tools and supplies efficiently.
Safety compliance is emphasized, with active participation in regular safety meetings, OSHA training, and prompt reporting of workplace incidents. The technician may also inspect work completed by third-party contractors to ensure adherence to Greystar’s quality and regulatory standards. Valid EPA refrigerant certifications (Type 1 and II or Universal) and local licenses are mandatory for service technicians. The role offers a competitive hourly wage of $23 to $24 in Santa Ana, CA, supplemented with eligibility for performance-based bonuses.

Job Requirements
- High school diploma or equivalent
- One year of property maintenance experience
- Experience with lease up preferred
- EPA certifications Type 1 and II or Universal (if applicable)
- Certifications as required by State and Local jurisdictions
- Valid driver’s license to operate golf cart
- Ability to adhere to company safety policies and procedures

Job Duties
- Completes assigned work orders for resident service requests and preventative maintenance
- Completes the make-ready process for vacant apartments including inspections and repairs
- Manages materials, supplies, equipment, and inventory usage according to procedures
- Maintains cleanliness and upkeep of grounds, common areas, and amenities
- Supports cost-cutting and expense control by repairing rather than replacing when possible
- Complies with safety and risk management policies and attends safety meetings
- Inspects work performed by contractors and assists in routine property inspections
