The Director, Preconstruction & Development Cost Strategy, East Region, is a critical leadership role at Prologis focused on supporting development projects across assigned U.S. East regions. This role works closely with cross-functional teams including Development, Procurement, Construction, and Capital Deployment to deliver early-stage cost intelligence, design-build and preconstruction insight, contractor engagement, conceptual budgeting, market analysis, and procurement planning. The position is designed to enhance development velocity, cost efficiency, and project outcomes by ensuring early alignment between design, pricing, constructability, sourcing strategies, and market conditions. The Director facilitates multiple concurrent development pursuits by translating contractor feedback, market conditions, project risks, design implications, value engineering opportunities, long-lead planning considerations, and cost trends into actionable strategies and investment recommendations. Additionally, this leader will spearhead efforts to expand Prologis’s cost analytics and intelligence by managing structured data capture for benchmarking, forecasting, and future AI-enabled insights. This is a dynamic role requiring strong analytical skills, cross-functional collaboration, and a deep understanding of construction and development economics in large-scale commercial projects, particularly in industrial and warehouse sectors. The individual will influence project design, procurement, and investment decisions in a fast-paced environment while managing multiple projects and stakeholders.

Job Requirements
- Bachelor’s degree in construction management, engineering, architecture, or related field
- 10+ years of experience in commercial construction with preconstruction or design-build experience in industrial or large-scale commercial projects
- Strong understanding of construction sequencing, constructability, and cost drivers
- Experience supporting early-stage feasibility, budgeting, scope evaluation, and capital deployment decision-making
- Ability to identify and evaluate value engineering opportunities
- Experience analyzing GC bid breakdowns including fees, contingencies, and commercial risk
- Experience leading GC RFP processes and contractor proposal evaluations
- Ability to interpret market data, contractor pricing, escalation trends, and trade dynamics
- Strong analytical skills for cost and bid data structuring and insights
- Ability to influence project design, procurement, and investment decisions
- Experience working with cross-functional teams in Development, Construction, Procurement, and Capital Deployment
- Advanced Excel proficiency
- Strong communication and presentation capabilities
- Ability to manage multiple pursuits and projects concurrently
- Experience with forecasting or predictive analytics tools

Job Qualifications
- Bachelor’s degree in construction management, engineering, architecture, or related field
- 10+ years of experience in commercial construction with significant preconstruction or design-build exposure
- Strong understanding of industrial construction sequencing, constructability, and design-cost implications
- Experience in early-stage feasibility, budgeting, scope evaluation, and capital deployment decision support
- Skilled in identifying and evaluating value engineering opportunities during design development
- Proficient in evaluating GC bid breakdowns including fees, contingencies, allowances, and commercial risk
- Experience leading competitive GC RFP processes and contractor engagement
- Ability to interpret market conditions, pricing trends, and trade dynamics to inform decisions
- Strong analytical and data structuring skills to generate actionable insights
- Demonstrated ability to influence project design, procurement, and investment decisions in a matrixed organization
- Effective communication and presentation skills to translate complex technical information into business insights
- Experience managing multiple concurrent projects in fast-paced environments
- Familiarity with forecasting tools, predictive analytics, or scalable cost intelligence initiatives
- Advanced Excel skills including bid leveling and cost analysis
- Willingness to travel as needed
Job Duties
- Partner with Development and Capital Deployment during early project phases to align market conditions, contractor feedback, design assumptions, and project economics with investment strategy
- Support speculative and build-to-suit developments through feasibility analyses, conceptual design input, budgeting, contractor engagement, and project planning
- Enable faster, informed early-stage development decisions to improve responsiveness to market demands
- Support customer pursuits and pitch presentations with data-driven analyses and strategic recommendations
- Serve as a regional resource on construction pricing, market conditions, escalation trends, contractor and trade capacity with executive-level insights
- Maintain regional cost intelligence, benchmarking, pricing visibility, and forecasting through structured project and contractor data capture
- Support conceptual design decisions, value engineering opportunities, and procurement strategies to enhance cost efficiency and project performance
- Identify and plan for long-lead materials and equipment to mitigate schedule and supply chain risks
- Facilitate GC RFP solicitation process including scope planning, evaluation, and selection recommendations
- Analyze and level contractor proposals including fees, contingencies, qualifications and market considerations
- Provide objective evaluation of pricing, constructability, and project risks translating contractor feedback into decision-ready recommendations
- Develop and maintain a competitive contractor network through ongoing market engagement and outreach
