Associa is currently seeking part-time Custodian-Porters to join their team. This role plays a vital part in maintaining the cleanliness and overall appeal of community facilities, contributing significantly to creating welcoming and well-maintained environments for residents and visitors. The opportunity presents two vacancies with flexible schedules, one from Monday to Friday, 7am to 11am and another from Wednesday to Sunday, 7am to 11am, averaging 16 to 20 hours per week. The position pays between $18 and $20 per hour, with prior custodial experience being highly valued.
Custodian-Porters are responsible for a broad range of cleaning and maintenance duties. These include routine tasks such as picking up trash, sweeping, mopping, vacuuming, dusting, and cleaning restrooms while ensuring that supplies such as toilet paper, paper towels, and soap are consistently stocked. Beyond these core responsibilities, custodians also engage in specialized cleaning like pressure washing, pool cleaning, groundskeeping, and snow removal. They manage event setups and ensure that kitchen facilities, gym areas, meeting spaces, and offices are kept in pristine condition.
This position requires familiarity with custodial equipment like vacuums, buffers, carpet extractors, blowers, and handling cleaning chemicals safely per manufacturers’ instructions. Successful candidates will possess sound knowledge of general maintenance safety standards and government safety requirements, along with strong time management skills and the ability to follow detailed verbal and written instructions. A professional approach to customer service and teamwork is essential for contributing positively to the property management team.

Job Requirements
- must be able to operate vacuum buffer carpet extractors blowers and equipment normally associated with custodial trades
- must handle cleaning chemicals with caution and follow manufacturers label instructions
- must comply with the association safety program and meet safety requirements and standards
- must be able to sit stand walk kneel reach with hands and arms stoop crawl talk hear push pull grasp use hands and fingers have clear vision and lift up to 50 pounds
Job Qualifications
- high school diploma or ged
- 0 to 3 years of directly related or closely related experience
- knowledge of general maintenance requirements including documentation safety required reporting and regulations
- knowledge of state or local governmental safety requirements
- knowledge of equipment associated with custodial trades
- ability to interpret and complete verbal or written instructions at a proficient level
- professional customer service skills
- time management and time critical prioritization skills
Job Duties
- perform general cleaning operations in assigned areas including kitchen facilities gym facilities meeting areas and office space
- perform other janitorial duties such as dusting windowsills and moldings light fixtures glass doors and panels vacuuming and removing spots from carpets wet mopping and buffing flooring cleaning and disinfecting drinking fountains and washing solid areas of partitions doors and walls
- sweep mop and vacuum all area floors restrooms and break areas
- clean rest room facilities and replenish supplies
- perform general cleaning light floor care and special event set ups
- collect and remove trash and recyclables
- prepare list of supplies for daily use and restock as needed
- other duties as assigned
