The Custodial Zone Manager role at ABM is a vital leadership position responsible for overseeing contracted custodial services within a designated building or campus. This position entails ownership of both operational and administrative activities with a strategic focus on cost control and quality standards compliance. The incumbent will lead the recruitment, training, and management of a team of professional employees and supervisors, while maintaining strong client relationships to ensure service delivery meets or exceeds expectations. This full-time position follows a Monday through Friday schedule from 9 AM to 5 PM Eastern Standard Time, offering an annual salary range of $80,000 to $85,000, depending on the candidate’s experience, education, location, and skill alignment.

The role demands a proactive leader who can identify opportunities for process improvement, implement effective changes, and foster a safety-conscious work environment. The Custodial Zone Manager is charged with motivating the team, supporting organizational changes, and ensuring operational tasks align with department and contractual requirements. Daily responsibilities include performing quality control inspections, adapting plans to meet operational challenges, conducting time studies to optimize staff allocation, and pursuing revenue growth opportunities by offering additional or periodic services. Moreover, the manager will engage in performance management through coaching, setting clear job expectations, and applying disciplinary measures when necessary.

In addition to operational leadership, the Custodial Zone Manager plays a crucial role in client satisfaction and business growth by maintaining robust client interactions and driving continuous improvement. This position requires a blend of strong leadership, organizational, and communication skills, coupled with technical knowledge of custodial service techniques, materials, equipment, and management software. Candidates with relevant certifications such as Certified Custodial Technician (CCT) or Cleaning Management Institute (CMI) credentials are preferred.

Job Requirements

  • High school diploma or GED
  • 10 years of experience in custodial or janitorial services
  • At least 2 years in a supervisory role
  • Valid driver’s license
  • Ability to pass background and screening requirements
  • Ability to perform physical tasks including lifting and bending
  • Availability to work flexible hours including early mornings, evenings, weekends, and holidays
  • Computer literacy with Microsoft programs

Job Qualifications

  • High school diploma or GED
  • Degree in facilities management, hospitality, or related field preferred
  • 10 years of experience or more in custodial or janitorial services
  • At least 2 years in a supervisory role
  • Strong knowledge of cleaning techniques, materials, and equipment
  • Experience with custodial management software and tools
  • Valid driver’s license
  • Ability to successfully complete all screening requirements for ABM and the client
  • Relevant certifications such as Certified Custodial Technician (CCT) or Cleaning Management Institute (CMI) preferred
  • Excellent leadership and team management skills
  • Strong organizational and time management skills
  • Effective communication and interpersonal skills
  • Attention to detail and commitment to quality
  • Ability to work independently and make decisions in a fast-paced environment

Job Duties

  • Establish and maintain strong client relationships with assigned accounts
  • Identify areas of opportunity and lead the team to implement process changes
  • Promote a strong safety culture and safe work environment
  • Effectively recruit, manage, and lead a team of professional employees and supervisors with focus on continuous improvement
  • Motivate and develop the team while supporting organizational change
  • Ensure work assignments and schedules meet department, facility, and contractual needs
  • Perform daily quality control inspections to ensure quality standards are met or exceeded
  • Adapt departmental plans and priorities to operational challenges
  • Perform time studies to optimize operational tasks, schedules, and staff allocation
  • Look for opportunities to increase revenue by providing additional or periodic services to the client
  • Drive performance management in performance reviews, setting clear job expectations, coaching, and directing staff
  • Use disciplinary action when necessary
  • Manage special projects and other duties as assigned
