The Field Project Manager at InnSpace plays a crucial role in the construction phase of hotel renovation projects. This position entails leading and collaborating closely with the Superintendent, preconstruction, design, procurement teams, and subcontractors while maintaining direct reporting lines to the principal of construction and Senior Construction Manager. The role demands strong onsite leadership presence, spending seven days a week at the hotel job site during renovations, with a provision of a clean, private hotel room. The Field Project Manager is responsible for delivering renovation projects on schedule and within budget, often managing multiple concurrent projects varying in size and lifecycle stages. Key responsibilities include managing resources, client relationships, project schedules, safety plans, vendor contracts, quality control, and change orders. Additionally, this role involves utilizing various technology platforms such as Smartsheet, ProCore, SharePoint, DocuSign, Bluebeam, Divvy, and Rippling to enhance project management and cost control.
This position not only demands technical project management skills but also requires proactive problem solving, effective communication, and strategic planning capabilities. The Field Project Manager contributes significantly to InnSpace’s construction excellence and continuous improvement initiatives. With travel requirements of up to 80% to multiple project locations across the U.S., including Washington, Arizona, Idaho, Montana, Missouri, and California, this role offers diverse and engaging on-the-ground experience. Job Requirements
- Valid authorization to work in the U.S.
- Ability to manage approximately three projects concurrently
- Willingness to travel up to 80% of time
- Availability to be onsite seven days a week during renovations
- Strong leadership and onsite project management skills
- Experience with construction safety and OSHA practices
- Ability to collaborate with multiple internal teams and subcontractors
- Excellent communication and reporting abilities
- Proficiency with technology platforms such as Smartsheet, ProCore, SharePoint, DocuSign, Bluebeam, Divvy, and Rippling
Job Qualifications
- 1-8 years of project management and related experience
- Engineering or construction related degree preferred
- Project Management Professional (PMP) certification preferred
- Proven ability to creatively solve problems
- Strong familiarity with project management software and methodologies
- Experience managing projects through full lifecycle
- Excellent analytical and problem-solving skills
- Strong interpersonal skills and resourcefulness
- Proven ability to complete projects on scope, budget, and timeline
Job Duties
- Project manage one or multiple projects concurrently
- Provide bi-weekly written reports for internal and external review
- Manage client relationships onsite with hotel managers during operational renovations
- Forecast and recruit resources needed to meet project goals
- Manage labor and material resources efficiently to avoid delays and cost overruns
- Track project costs to adhere to budgets
- Develop and manage detailed project schedules and guestroom displacement schedules
- Develop and manage site safety, logistics, and phasing plans
- Lead weekly OAC and internal project meetings
- Create, track, and follow up on meeting minutes and action items
- Manage contracts and relationships with subcontractors and vendors ensuring scope alignment and compliance
- Review subcontractor and vendor invoices and verify progress completions
- Measure project performance to identify areas for schedule and cost improvements
- Create long and short-term plans with milestone targets and deadline adherence
- Make effective project decisions and problem solve challenges
- Follow up proactively on procurement ship dates
- Oversee and track FF&E expediting reports
- Serve as main contact for internal design, procurement, and construction teams
- Communicate with InnSpace management to align project goals
- Consult on change orders before presenting to owners
- Implement OSHA construction safety practices
- Perform quality control and maintain compliance with local requirements
- Conduct punch walks, create punch lists, and manage punch completion
- Apply industry best practices and building code standards
- Create and submit project billings
- Contribute to InnSpace Construction Excellence plan
