This Compliance Specialist position primarily involves overseeing compliance with Low Income Housing Tax Credit (LIHTC), Housing and Urban Development (HUD), and other regulatory requirements. The role is located at 450 King Ave, Wilmington, CA, and requires meticulous auditing of move-in, recertification, and eligibility documentation for all LIHTC and HUD-financed properties within the portfolio. The specialist will prepare and submit comprehensive compliance reports and maintain an up-to-date tracking system of compliance status for each property. This position plays a crucial role in conducting community audits, internal screening reviews, and drafting Affirmative Fair Housing Marketing Plans (AFHMPs). Responsibilities also include providing ongoing compliance guidance to site staff, supporting regulatory agency audits and inspections, and assisting with tenant relations to ensure resident satisfaction and adherence to certification standards.

- valid driver’s license with reliable transportation and maintained automobile insurance

Job Duties
- Audit LIHTC and HUD move-in and recertification files
- prepare compliance files as required
- prepare resident lease documents

- assist with tenant relations
- review accuracy of move-in verification documents
- submit move-in certification documents to Compliance Manager
- conduct audits of compliance paperwork
- review screening documents for new residents
- review recertification files for compliance
- complete and draft Affirmative Fair Housing Marketing Plans
- update and distribute compliance forms
- create property-specific forms

- respond to emails within 24 hours
