This role is based at The Villas at Fairway, a luxury multi-family property located in Piscataway, New Jersey. The position available is the Property Manager, also referred to as the Community Manager, responsible for overseeing all facets of property management within this upscale residential community. This full-time position involves managing diverse community functions such as financial performance, resident relations, customer service, property maintenance, contracted services, capital improvements, administration, reporting, safety, and regulatory compliance. The Community Manager plays a critical leadership role, ensuring that the property meets its budget goals, maintains a minimum of 95% occupancy, and delivers an excellent resident experience.
The ideal candidate will be a strategic leader who can foster a positive and productive workplace culture aligned with the company’s vision and values. They will set clear goals and key performance metrics for their team members, providing mentorship and professional guidance. Financial acumen is essential, as the Community Manager will drive financial performance, analyze net operating income, prepare variance analysis reports, monitor budget adherence, and implement revenue and pricing strategies to maximize income. They will collaborate closely with leasing teams and preferred vendors to ensure marketing plans support occupancy targets and optimize operational costs.
Operational excellence is paramount in this role. The Community Manager will hire, train, and supervise team members, ensuring compliance with company policies and maintaining the property’s aesthetic appeal and operational readiness. They will oversee the property's online presence and social media strategy to attract prospective residents and ensure the team utilizes technology tools like RealPage for resident management and compliance tracking. Handling resident service issues, managing staff schedules, and responding to inspection outcomes and community regulatory requirements will also be key responsibilities.
This role requires a candidate with at least five years of leadership experience in multi-family or hospitality settings, with proven expertise in profit and loss management, sales, leasing, and marketing. Strong analytical skills, communication, time management, and customer service capabilities are necessary, alongside demonstrated leadership and team development experience. The position demands flexibility to work a minimum of one weekend day weekly until occupancy targets are met.

Job Requirements
- Bachelor’s degree preferred
- Minimum 5 years leadership experience in multi-family or hospitality management
- Proven P&L and budget management experience
- Strong analytical and communication skills
- Ability to work weekends as required until occupancy goal met
- Proficient in property management software like RealPage
- Ability to lead and develop a team
- Valid driver’s license
