Job Requirements
- Must have a high school diploma or equivalent
- Minimum of 3 years of experience in property management or related field
- Ability to stand, walk, sit for extended periods, and perform physical tasks including lifting up to 50 pounds with assistance
- Must be able to work indoors and outdoors in various weather conditions
- Strong organizational and multitasking skills
- Ability to work a flexible schedule including being on call during evenings, weekends, and holidays
- Willingness to travel occasionally for training, meetings, or assisting other properties
Job Qualifications
- Bachelor’s degree in business, real estate, or related field preferred
- Proven experience in property management or a similar role
- Strong financial analysis and budgeting skills
- Knowledge of Fair Housing laws, Americans with Disabilities Act, and Fair Credit Reporting Act
- Excellent communication and leadership abilities
- Ability to manage teams and motivate staff
- Proficiency in property management software and Microsoft Office
- Strong problem-solving and decision-making skills
- Ability to work flexible hours including evenings, weekends, and holidays
Job Duties
- Provide input into property budget development and analyze financial statements
- Meet targeted revenues by setting rent rates and ensuring timely collection of rent and fees
- Approve vendor, contractor, and service provider invoices by reconciling work and verifying insurance certificates
- Control expenditures within approved budgets and manage petty cash fund
- Oversee lease enforcement including approving applications, conducting inspections, and managing evictions and fees
- Analyze market trends and implement marketing and leasing strategies
- Promote resident satisfaction by responding to complaints and ensuring maintenance standards
- Conduct regular property inspections and maintain safety, cleanliness, and appearance
- Supervise property staff through hiring, training, and performance management
- Assist in managing client/owner relationships through property tours and performance updates
