The role available is Community Manager II at Whispering Lake Apartments, located at 10415 E 43rd St, Kansas City, MO 64133. This full-time, onsite position is designed for experienced property management professionals with a demonstrated track record of successfully managing large communities of 300 to 500 units. The Community Manager II will play a critical role in overseeing the day-to-day operations of the apartment community, ensuring that financial, administrative, sales, marketing, and maintenance goals align with the company’s high standards.

As a Community Manager II, you will be the front-line leader representing BH Management in the local community, delivering impeccable customer service and ensuring compliance with safety and industry regulations at all times. Your leadership will be instrumental in driving occupancy rates, increasing resident retention, and maintaining the property’s overall condition and profitability. This position demands a dynamic individual capable of analyzing market trends, implementing effective marketing strategies, managing budgets, and mentoring team members to uphold company policies and culture.

The role also requires strong collaborative skills as you will partner with the Regional Manager and other stakeholders to create operating budgets and financial reports, manage vendor relations, and address resident concerns promptly to foster a positive living environment.   • state leasing license or ability to obtain the required license within the required timeframe where applicable

Job Duties

  • Regularly inspects the property to ensure company standards are met
  • takes appropriate action to ensure compliance with safety, industry, and city/state/federal regulations
  • identifies areas of improvement and suggests efficiency, productivity, and profitability enhancements
  • gathers, analyzes, and interprets market and economic trends impacting the property
  • implements marketing and leasing strategies to achieve occupancy and revenue goals
  • monitors traffic logs, budget guidelines, renewal information, and marketing data
  • develops resident retention strategies and communicates with residents to address service issues
  • manages and coordinates maintenance repair requests ensuring timely response
  • verifies, inspects, and documents the status of vacant units
  • oversees preventative maintenance programs per BH guidelines
  • partners with the Regional Manager to create and manage operating budgets
  • ensures adherence to budgeting guidelines including purchase order systems and expense monitoring
  • reviews monthly income and expense reports and addresses budget variances
  • coordinates collection and documentation of revenues
  • promptly collects delinquent accounts as per policy
  • prepares weekly and monthly operational reports
  • hires, trains, supervises, develops, and mentors property staff
  • conducts performance evaluations and corrective actions as needed
  • performs other duties as assigned
