The role of Community Manager at Royal American Companies is critical in ensuring the success and vibrancy of assigned properties. Reporting directly to the Regional Manager or Area Manager, the Community Manager acts as the lead supervisor, providing mentorship and guidance to associate team members. This position demands strong leadership skills, communication expertise, and a keen understanding of property management operations across leasing, maintenance, budget management, and resident services. The Community Manager is responsible for the comprehensive oversight of their assigned property, ensuring all associates understand and contribute to the corporate mission. By fostering a welcoming, supportive environment for residents and staff alike, the Community Manager plays a pivotal role in enhancing resident satisfaction and retention.

In addition to operational oversight, the Community Manager assesses associate performance, implements training programs, and provides constructive feedback to continually elevate service standards. Marketing and leasing strategies must be developed and executed effectively to attract prospective residents while maintaining adherence to federal, state, and program regulations. Financial management responsibilities include rent collection, budget preparation, and supervising accounts payable procedures. The Community Manager also actively manages landlord-tenant relationships and resolves disputes to ensure a harmonious community environment. Further responsibilities involve property inspection, maintenance coordination, and vendor management to uphold quality standards for common areas and amenities.

Success in this position requires adaptability, multitasking ability, and a high level of attention to detail. Candidates must demonstrate professionalism, excellent attendance, and the capacity to build lasting business relationships. Proficiency with property management software such as One Site is preferred, alongside relevant state-level property or community manager licensing where applicable. Experience in affordable housing, HUD, or Tax Credit programs is highly advantageous. This role demands a flexible schedule, including availability for evenings and weekends, reflecting the dynamic nature of property management work.

Job Requirements

  • High school diploma or equivalent
  • Property or community manager state level license where required
  • Minimum three years property management experience preferred
  • Proficiency in One Site preferred
  • Computer literacy
  • Experience in affordable housing, Tax Credit, HUD and/or Rural Development preferred
  • Ability to work flexible schedule including evenings and weekends
  • Strong written and oral communication skills
  • Ability to perform all functions of an assistant community manager
  • Ability to handle interruptions and multitask effectively
  • Ability to provide excellent customer service
  • Ability to travel independently for property business
  • Must have a state ID or valid driver’s license if required
  • Ability to access all areas of the property including multilevel structures
  • Ability to work at a computer for a minimum of 7 hours daily either standing or sitting

Job Qualifications

  • ARM (Accredited Residential Manager), CAM (Certified Apartment Manager) designations preferred

Job Duties

  • Full oversight of assigned property
  • Supervise and provide training to community associates
  • Evaluate associates performance, including the completion of annual performance reviews
  • Counsel underperforming associates and provide constructive feedback to improve performance
  • Create positive, welcoming, supportive environment for residents, visitors, and community associates
  • Attract, screen, and select prospective residents in accordance with federal, state, governing program laws and regulations utilizing the set Resident Selection Criteria
  • Maintain knowledge and awareness of market conditions affecting leasing and operations
  • Develop and execute effective marketing and advertising campaigns for apartment leasing
  • Assist with development and implementation of resident services programming
  • Maintain sound rent collection procedures, including following up with delinquent accounts
  • Deliver rent deposits to bank and submit relevant documentation
  • Oversee security deposit administration including inspecting units to determine residents balance or refund, prepare disposition letters, and process security deposit returns
  • Maintain familiarity with all procedures and requirements for accounts payable
  • Participate in the preparation of the annual operating budget, and work with the Regional Manager to maintain budgetary guidelines
  • Monitor landlord-tenant relations and mediate disputes when necessary
  • Utilize maintenance software program to enter in and track service request, and regularly review maintenance reports
  • Conduct walk-through and follow up for vendors work on site
  • Inspect apartments for move in condition and turnover status
  • Inspect property grounds, office, community room(s) and all other amenities to ensure they are clean and maintained
  • Ensure all contractors/vendors have approval from Vendor Compliance prior to performing any work on the property, once approved monitor the activities being performed
