The position of Community Manager opens exciting opportunities within Redwood Communities, specifically at their Cape Fear senior historic 95-unit apartment building located in Wilmington, NC. This full-time, Monday through Friday, 8 am to 5 pm role offers a competitive salary range of $68,000 to $70,000 annually. The Community Manager is a critical leadership role responsible for directing the daily operations, financial health, and overall resident satisfaction of multiple multifamily housing properties. The role demands a high level of operational excellence in managing property finances, ensuring compliance with HUD regulations, and driving occupancy rates through strategic leasing and marketing initiatives. As the frontline leader, the Community Manager fosters a positive community environment and leads on-site teams including leasing, maintenance, and administrative personnel to achieve company goals.

In this dynamic role, you will be tasked with overseeing all aspects of property management, from adhering to federal regulations such as Fair Housing, ADA, and Equal Employment Opportunity laws, to managing budgets, rents, and expense controls. Additionally, the Community Manager ensures all property records and documentation meet company and regulatory standards while performing frequent property inspections to uphold safety and curb appeal. Financial stewardship is paramount, as you will be entrusted with budgeting, financial reporting, invoice approvals, and investor communications. A deep understanding of HUD compliance, including resident certifications and recertifications, is essential to maintain top-tier operational metrics.

Leasing and marketing responsibilities also fall under your leadership, requiring strategic efforts to maintain high occupancy rates through resident retention and effective advertising that complies with HUD guidelines. Your role includes responding promptly to resident needs, resolving issues professionally, and fostering an engaging community atmosphere. Job Requirements

  • 3+ years of experience as a Community Manager or higher in multifamily housing
  • Strong understanding of property management operations, budgeting, and financial reporting
  • Experience with affordable housing (LIHTC & HUD, or similar programs) required
  • Excellent communication, leadership and organizational skills
  • Proficiency in property management software RealPage and Microsoft Office Suite
  • Valid driver’s license and insurance
  • Successful completion of background check
  • Must be legally qualified to work in the U.S. meeting I-9 guidelines

Job Duties

  • Oversee the day-to-day operations of the property in accordance with HUD regulations and company policies
  • Ensure compliance with all applicable federal, state, and local laws, including Fair Housing, ADA, and Equal Employment Opportunity
  • Maintain organized, accurate, and complete property records and files, both physical and digital
  • Conduct regular property inspections to ensure curb appeal, safety, and upkeep standards are met
  • Prepare and manage annual property budgets, monitor monthly financial reports, and control operating expenses
  • Collect rents, enforce lease terms, and monitor delinquencies to ensure consistent cash flow
  • Approve and code invoices in line with company procedures
  • Assist with investor and ownership reporting as needed
  • Ensure compliance with HUD regulations, including TRACS, EIV, MOR, REAC, and other reporting requirements
  • Oversee resident certifications and recertifications (initial, annual, interim) in accordance with HUD Handbook 4350.3
  • Maintain knowledge of current HUD rules, updates, and notices affecting property operations
  • Work closely with compliance teams and auditors to maintain strong scores and correct findings promptly
  • Maintain high occupancy through proactive marketing and resident retention strategies
  • Oversee leasing activities including tours, application processing, eligibility determinations, and move-in/move-out procedures
  • Ensure all advertising and leasing materials comply with HUD and Fair Housing guidelines
  • Foster a positive community environment that promotes resident satisfaction and retention
  • Respond promptly and professionally to resident concerns, maintenance requests, and complaints
  • Coordinate resident engagement activities and maintain good communication with tenants
  • Recruit, train, and manage on-site staff, including leasing, maintenance, and administrative personnel
  • Conduct regular performance reviews and ensure team members meet performance expectations
  • Promote a positive and professional team culture aligned with company values
