Cypress View Villas, a property with 192 units, represents one of the many thriving communities managed by Fairfield. The company seeks an Affordable Community Manager to oversee operations at this LIHTC/HUD community. This role is critical, encompassing property operations, financial management, and regulatory compliance designed to maintain and enhance resident satisfaction. The Affordable Community Manager will lead teams and implement effective strategies to ensure the property runs efficiently, financially strong, and compliant with affordable housing regulations.

The position requires a leader who can recruit, develop, and motivate a high-performing team that aligns with Fairfield's values and policies. Managing the property’s operational budget, monitoring financial performance, and deploying cost-saving initiatives will be a core part of your responsibilities. Compliance oversight involves ensuring stringent adherence to LIHTC and HUD program requirements, including inspections and maintaining positive relationships with housing authorities. This role also focuses keenly on resident satisfaction through implementing retention strategies, resolving concerns promptly, and representing Fairfield professionally.

This full-time, exempt position comes with an estimated annual salary range of $71,250 to $76,500, dependent on experience, skills, and job complexity. Job Requirements

  • Valid driver’s license is required
  • High school diploma or equivalent
  • Minimum of three years of property management experience
  • Minimum of three years LIHTC experience
  • Experience using Microsoft Outlook, Word, and Excel
  • Prior experience preparing for REAC inspections
  • Experience in a leadership position preferred
  • Experience using Yardi or similar property management accounting software
  • Strong knowledge of fair housing laws
  • Strong knowledge of IRS 8823 guide and HUD 4350.3 manual
  • Ability to interpret regulatory agreements
  • Proven ability to maintain occupancy and net operating income
  • Preferred industry certifications
  • Prefer HCCP, C3P, COS, or CPO designations

Job Qualifications

  • High school diploma or equivalent
  • Bachelor’s degree preferred
  • Industry certification preferred
  • Housing Credit Certified Professional (HCCP) designation preferred
  • Certified Credit Compliance Professional (C3P) designation preferred
  • Certified Occupancy Specialist (COS) or Certified Professional of Occupancy (CPO) designation preferred if HUD property
  • Minimum of three years of property management experience
  • Minimum of three years LIHTC experience
  • Experience using Microsoft Outlook, Word, and Excel
  • Experience preparing for a REAC inspection as needed for HUD properties
  • Experience in a leadership position and managing a staff preferred
  • Experience using Yardi or other related property management accounting software
  • Experience in writing and maintaining budgets
  • Strong understanding of federal, state, and local fair housing laws and provisions
  • Strong knowledge of IRS 8823 guide and HUD 4350.3 manual
  • Ability to read and understand regulatory agreements
  • Previous track record of maintaining occupancy and net operating incomes in multi-family property management roles
