The role of Community Manager at Cascade Management is central to the efficient operation and financial performance of the assigned residential properties. This position demands a hands-on leader responsible for overseeing daily property management, including leasing, collections, marketing resident services, maintenance, and compliance with HUD, RD, and tax credit property regulations. The Community Manager ensures that staff adhere to company policies and regulatory requirements while maintaining a safe, clean, and harmonious living environment. The position also involves financial management tasks such as tracking rent payments, managing accounts receivable, processing rent increases, and enforcing lease terms including evictions when necessary. The Community Manager acts as a liaison between tenants, employees, owners, and the community, striving to maintain high occupancy through effective outreach and retention strategies. The role requires strong organizational skills, the ability to train and manage staff, and a commitment to upholding the Cascade Service Model. Additionally, this job includes routine property inspections, vendor management, and extensive reporting to senior management. Regular attendance, a professional demeanor, and willingness to participate in ongoing training are essential. Job Requirements
- High school diploma or GED
- 1 to 3 years of relevant affordable housing or property management experience preferred
- Valid driver's license and insurance
- Ability to read, write, and communicate effectively

Job Qualifications

Job Duties
- Implement strategies for enhancing the value of the assets
- Process rent increase notices and track implementations
- Track and reconcile properties' accounts receivables
- Approve, issue, and process unpaid and late rent notices
- Handle resident evictions and notices
- Manage rent collection, petty cash, and timely deposits
- Manage all property staff with guidance from portfolio managers
- Promote harmonious relations among tenants, employees, owners, and local community
- Submit timely weekly reports and maintain records
- Assist in preparing for property inspections
- Conduct daily property inspections to ensure safety and cleanliness
- Maintain organized resident information files and supplies
- Work with maintenance technicians for vendor selection and management
- Implement company policies as per operations manual
- Ensure compliance with federal and state regulations
- Transfer residents appropriately to match housing needs
- Show apartments, process applications, and screen applicants
- Maintain high occupancy through outreach and marketing
- Respond to resident complaints
- Explain rental agreements and policies to residents
- Maintain regular and reliable attendance
- Travel as required for training and conferences
- Perform additional duties as assigned
