We are currently seeking a Community Coordinator I to become an integral member of our property management team at Blue Water Garden, a 132-unit housing community located in Hereford, TX. Blue Water Garden accommodates residents through programs such as the Low Income Housing Tax Credit, Project Based Section 8, and Land Use Restrictive Agreements, positioning itself as a vital community for affordable housing. This role is designed for individuals passionate about community development and improving residents’ quality of life through direct engagement and partnership-building. The Community Coordinator I serves as a key connector, utilizing community assessments and one-on-one coaching to identify resident needs and develop targeted services and programs that address those priorities.

Responsibilities in this role include developing and executing the annual Connected Communities plan tailored to the specific needs and opportunities of Blue Water Garden, managing budgets allocated for community programs, and facilitating collaboration among property managers, residents, and local partners. The Coordinator will coordinate resources aligned with WinnCompanies’ six core community outcome areas: stable housing, employment, education, health, community engagement, and economic mobility. This entails connecting residents to essential services and programs, supporting individuals and families through referrals and coaching, and maintaining productive partnerships with service providers and stakeholders.

The role also includes administrative and concierge support to the community, managing data collection and analysis via the CONNECT platform to monitor program effectiveness and resident engagement, and ensuring clear communication through newsletters, community meetings, and social media updates. The Community Coordinator is expected to participate actively in professional development opportunities to stay informed of best practices and emerging trends in community programming and resident services.

This is a full-time position with a pay range of $16.50 to $17.50 per hour. The work schedule is Monday through Friday from 8:30 AM to 5:30 PM CST, with some flexibility to work evenings or weekends as needed. This role requires a candidate with excellent customer service skills, strong organizational ability, and a genuine interest in community empowerment. The Coordinator will be an essential advocate and resource for residents, helping to foster a supportive, engaged, and thriving community at Blue Water Garden.

Job Requirements

  • High school diploma or GED equivalent
  • 1-3 years of relevant work experience
  • ability to obtain Winn Community Coordinator Certification upon hire
  • a current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy

  • experience with computer systems, particularly Microsoft Office

Job Duties

  • Create and implement an annual Connected Communities plan for the community based on need, interest, and opportunities
  • create a comprehensive strategy for program development and implementation, information collection, partnership development, and budget implications
  • manage property Connected Communities budget
  • review and track goals with Property Managers and Regional Managers
  • coordinate resources for residents that address six key community outcomes: housing stability, employment, economic mobility, education, health, and community engagement
  • provide direct assistance, program referrals, and 1-1 coaching (when necessary) to individuals and families based on assessed need
  • establish and maintain relationships with local service providers, resident leadership, community stakeholders, and other community partners in Winn’s 6 key outcome areas
  • create and manage Memorandums of Agreement (MOUs) with third parties providing services and programs on and off-site for residents
  • utilizing CONNECT, collect, manage, report on, and analyze resident data, and ensure accuracy and consistency with established data
  • collect data through annual resident questionnaires, resident touchpoints, community programs, activities, and partner reporting
  • develop effective methods of communication with residents, including quarterly community meetings, a monthly community newsletter, event flyers, and social media updates
  • actively participate in professional development opportunities provided by the region, department, and Winn
